Upon review of the drawings,we approve the revised sign specifications subject to the following conditions: 1. The rear signage is approved pursuant to a variance by the City of Southlake. Per the lease agreement,Tenant must apply 2"high vinyl die-cut letters on the rear door with the company name and suite number only as specified in the lease. 2. The tenant shall have rights to the top section of the vacant slot on the monument sign located at the Kimball Oaks entrance as specified in the lease. Sheet#8 is approved. Tenant does not have rights to any other monument sign in the shopping center. 3. All electrical connections for the new signs shall be fed from the bottom of the sign and through the inside of the tenant space. No electrical connections shall penetrate the parapet wall or the roof. 4. All signs and connections shall be soundly constructed,securely attached and be weather tight. The sign must be mounted in the mortar of the storefront brick/stone to avoid excessive damage to the brick/stone. 5. Each tenant is responsible for their signs conforming to the City of Southlake local codes and sign ordinances,including height/width and other requirements and for submitting the required applications. 6. Sign installations must be coordinated with the Management Office and Chief Building Engineer prior to the commencement of any work. 7. Tenant will be responsible for the removal of the signs upon move out. Tenant will be responsible for repairing all damages to the building incurred during sign installation or removal,including but not limited to the repairs of the storefront brick/stone which shall be restored to match existing.This may include replacing bricks/stones/mortar to match the existing. Silicone patching will not be accepted. Any damage done to any part of the building during the removal or mounting of the sign shall be promptly repaired to a"like new condition"by the Tenant at the Tenant's expense.The Tenant shall maintain the signs in a"like new condition"and free from birds'nests at all times. The tenant is also responsible for removing the old Tuesday Morning sign from the marquee sign prior to installing the new sign and using that slot for their new signage. 8. All transformers must be concealed behind fascia inside tenant space and all secondary wiring shall be concealed in wiring channel. Provide U.L.approved transformer box.
