Item 8 - Narrative & Variance RequestBrumlow East Preliminary Plat
The Blumlow East development is a floodplain reclamation project consisting of a residential
and a commercial component. The reclamation process consists of dirt work to adjust the
existing grades and remove a portion of the property from the floodplain. Once the dirt work has
been completed the reclamation portion of the property will be surveyed per the requirements of
the Corps of Engineers to apply for a Letter Of Map Revision. The application process through
the Corps of Engineers to obtain the Letter Of Map Revision is quite lengthy. The timeline can
be anywhere from 9 months to 18 months. There is also the possibility that the Corps of
Engineers will have comments to our application which will need to be addressed by our
engineers and a re-submittal back to the Corps for our Letter Of Map Revision request. The
second review should be much shorter, but could still take another 6 to 9 months.
Because of the uncertainty of time the Corps of Engineers may take to approve the Letter Of
Map Revision, we respectfully request that the preliminary plat and any subsequently approved
final plat be valid for a period of 4 years.
