Item 6 - Variance Request LetterDecember 19, 2024 City Of Southlake Planning and Zoning Development Services 1400 Main Street, Suite 310 Southlake, Tx 76092. Subject: 1965 and 1975 N White Chapel - ZA24-0050: Variance Request TO WHOM IT MAY CONCERN Following are the two variances and our explanations to accept our proposal as attached. 1. There is a house northside of our proposed project site zoned SF-1. In the City of Southlake Subdivision Ordinance No. 483, Section 8.01 G requires lots abutting property SF-1 to be a minimum of 30,000 sf lot size. Our lot 1 & 2 are abutting northside and lot sizes are 24,808 sf & 26,756 sf respectfully. Both of them are less than the specified Ordinance. At present there are some lots abutting eastside (Carillon) of property SF-1 only has lot sizes about 15,000 sf to 20,000 sf. 2. The Tree Preservation Ordinance requires a minimum of 60% of the tree cover to be preserved based on 22% existing tree cover. We are admitting that we are saving less than the ordinance but we will overcome this situation with planting more best trees with proper locations. We deeply value the City of Southlake's commitment to fostering beautiful, sustainable, and community -focused developments. Our proposed subdivision has been designed with these principles in mind, and we believe the requested variances are essential to achieving a balanced and harmonious development while addressing the site's unique constraints. Approving this variance would allow us to: 1. Maximize the buildable area while ensuring that the lots remain compatible with the surrounding neighborhood. 2. Maintain the high standards of design and livability that the City of Southlake encourages. 3. Optimize land use without negatively impacting the adjacent properties or overall community character.
