COUNTY OF TARRANT KNOW ALL MEN BY THESE PRESENTS:

for and in consideration of tue sum ~ Ten ($10) Dollars and other good and valuable
consideration in hand paid by Grantee herein, the receipt and sufficiency of which is
hereby acknowledged and confessed, have granted, sold and conveyed, and by these
presents do grant, sell and convey to the CITY OF SOUTHLAKE, Grantee herein, of
Tarrant County, Texas a temporary construction easement for a period of one (1) year
for the purpose of installing sanitary sewer on the property known and described as
follows, to-wit:
Temporary Construction Easement:
See attached Exhibit 'A' for metes and bounds description
See attached Exhibit 'B' for Graphic depiction
Such temporary easements shall include the right to excavate upon such property, but
Grantee shall replace any fences, improvements, or other fixtures upon said property
without cost to Grantor, or current owner thereof, and shall restore the property,
the subject of the temporary easement, as nearly as possible to its condition prior
to entry thereon.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said
Grantee, its successors and assigns forever; and r/We do hereby certify that r/We are
the owners of the property described herein and b{nd myself/ourselves, my/our heirs
and assigns, to warrant and to forever defend all and singular the premises unto the
said Grantee, its successors and assigns, against every person whomsoever lawfully
claiming or to claim same or any thereof.

BEING A 20-FOOT WIDE TEMPORARY CONSTRUCTION EASEMENT SITUATED
IN LOT 4, BLOCK 3, MISSION HILL EST A TES, AN ADDITION TO THE CITY OF
SOUTHLAKE, RECORDED IN VOLUME 388-163, PAGE 88 OF THE PLAT RE-
CORDS OF TARRANT COUNTY, TEXAS (PRTCT), AND CONVEYED TO DWAYNE
HART, ET UX PAM, LOCATED IN THE W. W. HALL SURVEY, ABSTRACT NO. 687,
AND BEING MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS AS
FOLLOWS:
COMMENCING for reference at the northeast corner of said Lot 4, same being the
northwest corner of Lot 5, Block 3 of said Mission Hill Estates, and being in the
South line of Mission Drive (50-foot right-of-way), and being in a circular curve to
the left having a radius of 570.00 feet, and from which a ~-inch iron rod bears
N 630 25' 42" W, a distance of 0.24 feet;
THENCE along the North line of said Lot 4 and the South line of said Mission Drive,
an arc distance of 62.63 feet, through a central angle of 060 17' 43", and having a
chord which bears N 660 39' 09" W, a distance of 62.60 feet to the POINT OF
BEGINNING;
THENCE S 190 28' 58" W, leaving said line and crossing said Lot 4, a distance of
289.81 feet to a point in the South line of said Lot 4, same being in the North line of
Lot 8, Block 3, conveyed to Olen B. Drake, Jr. and Deborah K. Drake, as recorded in
Volume 8324, Page 564, DRTCT;
THENCE N 880 08' 53" W, along said common line, a distance of 20.99 feet;
THENCE N 190 28' 58" E, leaving said line, and along the East line of a drainage and
utility easement created by said Plat, a distance of 296.07 feet to a point in the
South line of said Mission Drive and North line of said Lot 4, and being in a circular
curve to the right having a radius of 570.00 feet;
THENCE along said common line, an arc distance of 20.00 feet, through a central
angle of 02000' 38", and having a chord which bears S 70048' 19" E, a distance of
20.00 feet to the POINT OF BEGINNING, and containing 0.134 acre of land.
Bearings are grid bearings based on the Texas State Plane Coordinate System, North
Central Zone.
It is the intention to describe a 20-foot wide temporary construction easement
which extends across Mission Hill Estates, Lot 4, Block 3, being bounded on the
North by Mission Drive, being bounded on the West by a drainage and utility
easement, and being bounded on the South by Lot 8, Block 3.
