Permanent Utility Easement:
See attached Exhibit 'A' for metes and bounds description
See attached Exhibit 'B' for Graphic depiction
together with the right of ingress and egress as necessary for
such purposes, and an additional contigu9us temporary
construction easement for a period of one (1) year for the
purpose of installing utilities on the property known and
described as follows: to-wit:
Temporary Construction Easement:
Immediately adjacent to the above described easement in a
configuration as shown on the attached Exhibit 'B'.
Such tempor9ry ea~ements and permanent easements shall include
the right to excavate upon such property, but Grantee shall
replace any fences, improvements, or other fixtures upon said
property without cost to Grantor, or current owner thereof, and
shall restore the property, the subject of the temporary
easement, as nearly as possible to its condition prior to entry
thereon.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and
assigns forever; and I/We do hereby certify that I/We are the
owners of the property described herein and bind
myself/ourselves, my/our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said
Grantee, its successors and assigns, against every person

BEING a tract of land out of the W.W. Hall Survey, Abstract 687,
Tarrant County, Texas, and being a portion of Lot 12, Block 6 of
the Second Installation of the Diamond Circle Estates Addition,
to the City of Southlake, Tarrant County, Texas as recorded in
v. 388-181, P. 69, Plat Records, Tarrant County, Te.xas and being
more particularly described by metes and bounds as follows:
BEGINNING at the most easterly northeast corner of said Lot 12,
being in the south R.O.W. of a cul-de-sac on Pearl Drive;
THENCE SOl059'52" E along the east line of said Lot 12, a
distance of 16.95 feet to a point for a corner;
THENCE N56028'00" W a distance of 78.88 feet to a point for a
corner in the south R.O.W. line of said Pearl Drive;
THENCE 888029'32" E along said south R.O.W. a distance of 19.49
feet to a point for a corner for the beginning of a R.O.W. curve
