for and in consideration of the'sum of Ten ($10) Dollars and other good and
valuable consideration in hand paid by Grantee herein, the receipt and
sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the CITY OF
SOUTHLAKE! Grantee herein, of Tarrant County, Texas a temporary construction
easement for a period of one (1.) year for the purpose of installing sanitary
sewer on the property known and described as follows, to-wit:
Temporary 20 foot Wide Construction Easement:
See attached Exhibit I A I for metes and bounds description
See attached Exhibit IBI for Graphic depiction
Such temporary easements shall include the right to excavate upon such property,
but Grantee shall replace any fences, improvements, or other fixtures upon said
property without cost to Grantor, or current owner. thereof, and shall restore the
property, the subject of the temporary easement, as nearly as possible to its
condition prior to entry thereon.
TO HAVE AND TO HOW the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said
Grantee, its successors and assigns forever; and I/We do hereby bind
myself/ourselves, ITry/our heirs and assigns, to warrant and to forever defend all
and singular the premises unto the said Grantee, its successors and assigns,
against every person whomsoever lawfully claiming or to claim same or any
thereof.

PARCEL FOUR
BEING A 20-FOOT WIDE TEMPORARY CONSTRUCTION EASEMENT SITUATED
IN BLOCK THREE OF THE PROPOSED CHAPEL DOWNS SUBDMSION (UN-
RECORDED AT THIS TIME), OWNERS BEING CHAPEL DOWNS JOINT VENTURE,
LOCATED IN THE W. W. HALL SURVEY, ABSTRACT NO. 687, AND BEING MORE
PARTICULARL Y DESCRIBED BY METES AND BOUNDS AS FOLLOWS:
COMMENCING for reference at the intersection of the east line of proposed
Saratoga Drive (50 feet wide) with the North line of proposed Chapel Downs Drive
(64 feet wide), and being in a curve to the right having a radius of 706.07 feet;
THENCE along the North line of proposed Chapel Downs Drive and said curve to the
right, an arc distance of 75.59 feet, through a central angle of 06008' 03", and
having a chord which bears N 820 29' 07" E, a distance of 75.56 feet to the POINT
OF BEGINNING;
THENCE N 170 43' 20" E, leaving said line, a distance of 665.66 feet;
THENCE N 02046' 40" W, a distance of 206.42 feet;
THENCE N 430 18' 33" E, a distance of 27.76 feet to a point on the West line of a
proposed la-foot wide utility easement;
THENCE S 020 46' 40" E, with said line, a distance of 229.29 feet;
THENCE S 17043' 20" W, continuing with said line, a distance of 661.48 feet to a
point in the North line of said proposed Chapel Downs Drive, in said curve with a
radius of 706.07 feet;
THENCE along the North line of said proposed Chapel Downs Drive and southwest-
erlJ along said curve, an arc distance of 21.47 feet, through a central angle of
01 44'31", having a chord which bears S 86025' 24" W, a distance of 21.47 feet to
the POINT OF BEGINNING, and containing 0.405 acre of land.
Bearings are grid bearings based on the Texas State Plane Coordinate System, North
Central Zone.
It is the intention to describe a 20-foot wide temporary construction easement
situated in Block Three of the proposed Chapel Downs Subdivision, being bounded on
the South by proposed Chapel Downs Drive, being bounded on the East by a proposed
10-foot wide utility easement.
