sold and conveyed, and by these presents do grant, sell and convey to the City of Southlake,
Grantee herein, of Tarrant County, Texas a permanent and perpetual easement for the
purpose of installing, repairing, maintaining, altering, replacing, relocating, and operating
utilities in, into, upon, over, across and under that land in Tarrant County, Texas described
as follows, to-wit:

See attached Exhibit 'B' for metes and bounds description together with the right of
ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and We do hereby certifY that We are the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

8.0' PERMANENT UTILITY EASEMENT
AND 20' TEMPORARY CONSTRUCTION EASEMENT
Being an easement ofland situated in the Benjamin J. Foster Survey, Abstract Number 519,
Tarrant County, Texas, and being a part of Lot 6, Block 2, Randol Mill Estates an addition
to the City of South lake, Tarrant County, Texas as recorded in Volume 388-167, Page 53,
Plat Records, Tarrant County, Texas, and being more particularly described by metes and
bounds as follows:
COMMENCING at a Y2" iron rod found at the southwest comer of said Lot 6, said iron rod
also being the southeast comer of Lot 5, Block 2, said Randol Mill Estates and in the north
land of that tract of land as described by deed to James H. Jenkins as recorded in Volume
6319, Page 149, Deed Records, Tarrant County, Texas;
THENCE N 00047' 13" W with the west line of said Lot 6 and the east line of said Lot 5 a
distance of7.50 feet to the POINT OF BEGINNING;
THENCE N 00047'13" W continuing with the west line of said Lot 6 a distance of 403.15
feet to the northwest comer of said Lot 6 and being in the south right-of-way line of
Kingswood'Drive ( 60' in width);
THENCE N 77059'37" E with said south right-of-way line a distance of 8.16 feet;
THENCE S 00047'13" E leaving said south right-of-way line a distance of 404.82 feet;
THENCE S 89050'26" W,a distance of 8.00 feet to the POINT OF BEGINNING and
containing 3,232 square feet or 0.074 acres ofland more or less.

The sewer line tap fee for one 4-inch single family residential dwelling will be waived.
One copy of the fully executed easement and amendment must be presented to the City of Southlake when
making application for said sewer line connection permit.
The City of Southlake. it's Contractors. and or assigns will make every effort to preserve and maintain the
trees. shrubs. and lawns affected through this construction process. Upon completion of construction, all
lawns. shrubs. trees. driveways. etc. will be left in its current or better condition.
