KNOW ALL MEN BY THESE PRESENTS:
That we, David E. Dowd and Carol Perusek, for and in consideration of the sum
of Ten ($10) Dollars and other good and valuable consideration in hand paid by Grantee
herein, the receipt and sufficiency of which is hereby acknowledged and confessed, have
granted, sold and conveyed, and by these presents do grant, sell and convey to the City of
Southlake, Grantee herein, of Tarrant County, Texas a permanent and perpetual easement
for the purpose of installing, repairing, main41ining, altering, replacing, relocating, and
operating utilities in, into, upon, over, across and under that land in Tarrant County,
Texas described as follows, to-wit:
Being a 15' permanent utility easement, described as follows:
See attached Exhibit 'A' for graphic depiction
See attached Exhibit 'B' for metes anq bounds description together with the right
of ingress and egress as necessary for such purposes.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee,
its successors and assigns forever; and We do hereby certify that We are the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said Grantee, its successors and
assigns, against every person whomsoever lawfully claiming or to claim same or any
thereof.

15' PERMANENT UTILITY EASEMENT
Field Notes
Being a 0.105 acre tract of land within Lot 1, Dowd Addition, an addition to the City of
Southlake, Tarrant County, Texas, conveyed to David E. Dowd and Carol Perusek as
recorded in Volwne 388-197, Page 77 (P.R.T.C.T.), and being a 15 foot wide strip ofland,
over, through, and across said Lot 1, being more particularly described as follows:
Beginning at a monument found at the northeast corner of said Lot 1;
Thence
S 11044' E, along an easterly line of said Lot 1, a distance of295.30 feet to
a monument found at a corner on the easterly line of said Lot 1;
Thence
S 280 33' W, along an easterly line of said Lot 1, a distance of24.21 feet to
a point;
Thence
N 11044' W, parallel with an easterly line of said Lot 1, a distance of 317.24
feet to a point in the northerly line of said Lot 1;
Thence
N 89020' E, along the northerly line of said Lot 1, a distance of 15.28 feet to
the Point Of Beginning, containing 0.105 acres or 4,594 square feet ofland,
more or less.
