KNOW ALL MEN BY THESE PRESENTS:

That I/we, Sunnybrook Properties, Ine. , as Seller, for and in consideration of the agreed
purchase price of Ten and no/IOO Dollars($IO.OO ),anduponallofthetermsand
conditions hereof, hereby grant, sell, and convey to the City of Southlake, a municipal corporation of Tarrant
County, Texas, as Buyer, a perpetual easement for the purpose of constructing, using, and maintaining storm
drainage facilities and other utilities, said perpetual easement being shown and described on the plat attached
hereto, which plat is made a part hereof, and/or further described as follows:

DRAWING FOR EXHIBIT "A"]
In addition to the above described perpetual easement, Seller also hereby grants to City a temporary
right to access to, and use of, lands of Seller immediately adjacent to operations; it being specifically agreed
that in the exercise of this privilege the City will not create any continuing nuisances or situations detrimental
to the premises and upon completion of the work, will promptly vacate said premises and restore them to a
condition substantially equal to, or better than, that which existed when said work was commenced.
The agreed purchase price includes full accord, satisfaction, and compensation for all demands of
the Seller, subject also to the following special conditions, if any:
To have and hold the same perpetually as defined in the attached exhibit to the City of Southlake and
its successors and assigns forever.

(Metes and Bounds Description)
Being a portion of Lot 11, Block 4, Princeton Park, an addition to the City of Southlake as
recorded in Cabinet A, Slide 1657, of the Plat Records of Tarrant County, Texas, and being more
particularly described by metes and bounds as follows:
BEGINNING at the northwest corner of said Lot 11, said point also being in the south line of Lot
9, Block 4, of said Princeton Park, and said point also being the northeast corner of Lot 19, Block
4, of said Princeton Park;
THENCE N 890 54' 17" E along the north line of said Lot 11 for a distance of 195.00 feet to a
point for corner, said point being the northeast corner of said Lot 11, and said point also being
in the west line of Dartmouth Drive (a 50-foot right-of-way);
THEN CE S 000 05' 43" E along the east line of said Lot 11 and the west line of said Dartmouth
Drive for a distance of 7.50 feet to a point for comer;
THENCE S 890 54' 17" W for a distance of 195.00 feet to a point for comer, said point being
