Question: So, you will have some green space with this development? Answer: Yes, absolutely. C Concern: Off Peytonville in the morning with school, the traffic is so bad. It looks like the traffic will not back up onto Peytonville. Answer: No, it will not. There is a lot of stacking depth. Question: The fences that are currently up are owned by the residents. Will the proposed space go right up against those fences? Or will there be space between the fences? Answer: Generally, we do not want to put two fences against each other. We are proposing to leave the existing fence and have upkeep on our side of it. We're open to speaking with the residents. Comment: There is natural drainage through that area of Southlake Woods. Answer: Our retention pond would detain the runoff until it can be let loose. Our duty is not to increase the flow as it is now. Comment: I would also like to compliment you on having the greenspace area adjacent to our homes. That's very good. Comment: The lots themselves — you have 30 homes on approx. 10 acres? Answer: 12 acres. Question: What will these lots be? 1/3 of an acre? Answer: They range from 7,000 SF to 10,000-12,000 SF. Question: When Hawkwood was going through the development process, they also requested a gated entrance that City Council denied. Is that a make -or -break issue for you? Answer: No. It's something we think can bring value and quality to the development. If Council does not want it, then we would proceed without it. Comment: The city thought they were doing some improvements to Peytonville and now it is a bumpy mess. I assume this will get worse once construction vehicles are on the road. Question: I didn't realize the lots were so small — is it a make -or -break that you have 30 homes? Answer: The property is fairly expensive. There is a great demand for people wanting a nice home but not a large lot to take care of. Question: Where is the driveway located? Answer: Just south of the commercial building. Comment: These seems like zero lot line properties. Answer: Not zero lot line; they will have setbacks on each side. Question: Peytonville traffic is horrible in the morning. Does the plan include making changes to the development access from Peytonville (i.e. turning left onto Peytonville)? Answer: There is no way they would allow us to break the median for people to turn left from the development onto Peytonville. All the traffic from our development will be right in and right out. Comment: U-turns on Peytonville will be tricky. Some of these people might come down to the first entrance of Southlake Woods, turn into the neighborhood and exit left onto Peytonville. Question: Empty lot to the south of the driveway, are you planning on acquiring that? Answer: We offered to purchase the empty lot, and it was not accepted.
