• Plat Revision for Lots 8R1 and 8R2, Block B, Briarwood Estates, on property described
as Lot 8, Block B, Briarwood Estates, and located at 425 Briarwood Dr.
• Current Zoning: “MF1” Two Family Residential District
• The purpose of this request is to seek approval of a Plat Revision for the purpose of
subdividing the existing lot into two separate lots.
Dear Property Owner,
Your property has been identified as being within the prescribed 200-foot notification area of the above
referenced property that is proposed for Plat Revision. Because your property meets the above criterion, state
and local laws may grant you special privileges when the city considers such requests.
If the property to be replatted was limited by an interim or permanent zoning classification to residential use for
not more than two units per lot during the preceding five years or was limited by deed restrictions to residential
use for no more than two units per lot then the following shall apply:
Texas Local Government Code
Section 212.015, Additional Requirements for Certain Replats, Subsection (c)
If the proposed replat requires a variance and is protested in accordance with this subsection, the proposed replat must
receive, in order to be approved, the affirmative vote of at least three-fourths of the members present of the municipal
planning commission or governing body, or both. For a legal protest, written instruments signed by the owners of at least
20 percent of the area of the lots or land immediately adjoining the area covered by the proposed replat and extending 200
feet from that area, but within the original subdivision, must be filed within the municipal planning commission or governing
body, or both, prior to the close of the public hearing.

1.ALL SURPLUS EXCAVATION AND WASTE MATERIAL SHALL BECOME THE
PROPERTY OF THE CONTRACTOR AND IT SHALL BE HIS SOLE
RESPONSIBILITY TO REMOVE SUCH SURPLUS EXCAVATION AND WASTE

UTILITY GENERAL NOTES
1.ALL CONSTRUCTION SHALL BE IN STRICT ACCORDANCE WITH THE
CITY/UTILITY COMPANY STANDARDS.
2.FIELD VERIFY LOCATION OF EXISTING WATER MAIN , SEWER MAIN, GAS,
TELEPHONE AND ELECTRICAL LINE. POT HOLE RECOMMENDED PRIOR
TO CONSTRUCTION BEGIN. CONTRACTOR SHALL BE RESPONSIBLE TO
COORDINATE WITH UTILITY SERVICE PROVIDERS.
3.THE LOCATION OF UNDERGROUND UTILITIES INDICATED ON THE PLANS
IS TAKEN FROM AS-BUILTS, UTILITY PLANS OR SURVEY. IT IS THE
CONTRACTOR'S RESPONSIBILITY TO MAKE ARRANGEMENTS WITH THE
OWNERS OF SUCH UNDERGROUND UTILITIES PRIOR TO WORKING IN
THE AREA TO CONFIRM THEIR EXACT LOCATION AND TO DETERMINE
WHETHER ANY ADDITIONAL UTILITIES OTHER THAN THOSE SHOWN ON
THE PLANS MAY BE PRESENT. THE CONTRACTOR SHALL PRESERVE
AND PROTECT ALL UNDERGROUND UTILITIES. IF EXISTING
UNDERGROUND UTILITIES ARE DAMAGED, THE CONTRACTOR WILL BE
RESPONSIBLE FOR THE COST OF REPAIRING THE UTILITY.
4.WHERE EXISTING UTILITIES OR SERVICE LINES ARE CUT, BROKEN OR
DAMAGED, THE CONTRACTOR SHALL REPLACE OR REPAIR THE
UTILITIES OR SERVICE LINES WITH THE SAME TYPE OF ORIGINAL
MATERIAL AND CONSTRUCTION, OR BETTER, UNLESS OTHERWISE
SHOWN OR NOTED ON THE PLANS, AT HIS OWN COST AND EXPENSE.
THE CONTRACTOR SHALL IMMEDIATELY NOTIFY THE ENGINEER AT
ONCE OF ANY CONFLICTS WITH UTILITIES.
5.ALL EXCAVATIONS, TRENCHING AND SHORING OPERATIONS SHALL
COMPLY WITH THE REQUIREMENTS OF THE U. S. DEPARTMENT OF
LABOR, OSHA, CONSTRUCTION SAFETY AND HEALTH REGULATIONS
AND ANY AMENDMENTS THERETO.
6.THE CONTRACTOR SHALL RESTORE ALL AREAS DISTURBED BY
CONSTRUCTION TO ORIGINAL CONDITION OR BETTER. RESTORED
AREAS INCLUDE, BUT ARE NOT LIMITED TO TRENCH BACKFILL, SIDE
SLOPES, FENCES, CULVERT PIPES, DRAINAGE DITCHES, DRIVEWAYS,
PRIVATE YARDS AND ROADWAYS.
7.ANY CHANGES NEEDED AFTER CONSTRUCTION PLANS HAVE BEEN
RELEASED, SHALL BE APPROVED BY THE CITY ENGINEER. THESE
CHANGES MUST BE RECEIVED IN WRITING.
8.THE CONTRACTOR SHALL PROVIDE "RED LINED" MARKED PRINTS TO
