PROJECT: Sign Variance for Kidsville Pediatrics
EXECUTIVE
SUMMARY: Kidsville Pediatrics is seeking approval of a variance to Sign Ordinance No. 704, as
amended for three animal statues. The subject property is located at 2813 W.
Southlake Blvd, Suite 100 in Watermere Medical Plaza on the southwest corner of
W. Southlake Blvd. and Watermere Drive.
DETAILS: The applicant is requesting variances to allow three animal statues to be displayed
outside. Two animal statues will be displayed on the south elevation near the
entrance and one animal statue will be displayed on the east elevation. The statues
are considered signs as they draw attention to the business. However, these statues
are not a specifically permitted sign type and therefore require variance approval.

CURRENT ZONING: “S-P-1” – Detailed Site Plan District
HISTORY: February 7, 2012; City Council approved the Zoning Change and Site Plan
from “SF-1A” Single Family Residential District to “O-1” Office District for
Watermere Medical Plaza. (ZA11-060)
August 6, 2013; City Council approved a Sign Variance allowing the two
attached signs on the facades to not correlate with the respective tenants;
allowing a maximum letter height of 15 inches for the third sign on the eastern
façade (where it is shown as Watermere Medical Plaza); approving the third
additional sign on the eastern façade. (SV13-015)
June 3, 2014; City Council approved a Zoning Change and Site Plan from
“O-1” Office District to “S-P-1” Detailed Site Plan District to allow up to an
8,000 square foot ambulatory surgery center; compounding pharmacy; and
to allow the addition of the covered drop off and generator enclosure Building
‘A’. (ZA14-035)
December 2, 2014; City Council approved a Zoning Change and Site Plan;
removing the ambulatory surgery center from Building ‘A’ and moving it to
Building ‘B’. (ZA14-125)
September 1, 2015, City Council approved a Zoning Change and Site Plan,
adjusting parking and generator enclosure. (ZA15-063)
October 03, 2017; City Council denied a Sign Variance for a request to allow
a non-illuminated plastic formed letter type that does not meet the 2-inch
thickness standard. (SV17-012)
September 03, 2024; City Council approved a Zoning Change and Site Plan;
to permit a commercial school/tutoring academy. The request allows the use
only in Suite 110. The S-P-1 regulations for this site currently allow all O-1
Office District uses, an ambulatory surgery center, and a compound
pharmacy. (ZA24-0038)
