We are currently seeking approval from the City of Southlake for a variance that would allow Granite
Properties to include additional signage locations for the facades of the Granite Place 1 office
building.
The new proposed signage would be located as described below:
1. North Elevation:
a. Proposed Signage Location E:
· At Roof Level east corner with a maximum size of 4’-6” x 50’-0”
2. East Elevation:
a. Proposed Signage Location F:
· At Roof Level south corner with a maximum size of 4’-6” x 50’-0”

The intent is for all tenant signage to respect the spirit and intent of the City’s Sign Ordinance 704.
Granite Properties will also allow each tenant a maximum of (1) sign at the building facades.
We have attached Exhibit A which is the currently approved Master Sign Plan for this building as well
as Exhibit B (Site Plan) and Exhibits C and D (Elevations) for additional information.

PROJECT: Master Sign Plan for Granite Place
EXECUTIVE
SUMMARY: Granite Properties, Inc. is requesting approval of a Master Sign Plan for the new
Granite Place development located at 550 Reserve St., Southlake, TX.
REQUEST: The proposed Master Sign Plan includes sign regulations for four (4) attached
signs (north, east and west elevations), a business monument sign and three (3)
temporary construction fence banners. This area is not governed by any of the
current Master Sign Plans that regulate Southlake Town Square signage. The Sign
Ordinance No. 704, as amended, prohibits upper story signage unless approved
as part of a master sign plan.
The proposed Master Sign Plan includes sign regulations for:
• Four (4) attached signs (north, east and west elevations) to include two (2)
upper story signs;
• One (1) business monument sign;
• And, three (3) temporary construction fence banners.
Proposed Building Signage Details:
• Internally illuminated or back lighted lettering;
• Corporate colors, logo designs are acceptable upon approval by owner;
• All signage must comply with the City of Southlake ordinances as approved
for this project;
• All signage is subject to review and approval of the landlord;
• All signage must be located within crosshatched areas identified on the
elevations and as defined above as assigned by Granite;
• And, a LOGO is considered a word.
Additional proposed signage criteria is located in Attachment ‘C’, page 2 of this
report.
On June 9, 2016, the Sign Board unanimously recommended approval subject to
the staff report.

BACKGROUND INFORMATION
APPLICANT: Granite Properties, Inc.
PROPERTY SITUATION: The property is located at 550 Reserve Street
LEGAL DESCRIPTION: Lot 1, Block 16, Southlake Town Square
HISTORY: - On January 7, 1997 the City Council approved a Zoning Change
and Concept Plan under Planning Case ZA96-145 for Southlake
Town Square.
- On August 19, 1997 the City Council approved a Development
Plan under Planning Case ZA97-099 for Southlake Town Square.
- On March 4, 2003 the City Council approved a Zoning Change
from “NR-PUD” to “DT” under Planning Case ZA02-104 for
Southlake Town Square.
- On October 5, 2004 the City Council approved a Revised
Preliminary Plat under Planning Case ZA04-070 for Blocks 3R2,
4R1, 12-14, 17 & 18, of Southlake Town Square.
- On October 5, 2004 the City Council approved a Site Plan under
Planning Case ZA04-067 for Southlake Town Square Grand
Avenue District. A portion of this development is within the existing
parking lot approved under this case.
- On February 7, 2006 the City Council approved a Plat Revision
under Planning Case ZA06-004 for Blocks 3R2, 4R1, 12-14, 17 &
18, Southlake Town Square.
- On July 17, 2007 the City Council approved a Zoning Change and
Concept Plan under Planning Case ZA07-050 for Southlake Town
Square.
- On June 16, 2015 the City Council approved a
Concept/Development Plan under Planning Case ZA15-035 for Lots
1-3, Block 16 and Lot 9, Block 12 of Southlake Town Square for a
multi-phased development consisting of multi-story office buildings,
parking garages and restaurant pad sites.
- On June 16, 2015 the City Council approved a Site Plan under
Planning Case ZA15-036 for Lot 1, Block 16 of Southlake Town
Square for Granite Place.

Noting that all signage will adhere to the signage criteria
provided by the applicant and provided on Attachment ‘C’ of
the staff report, however, striking the second bullet point
under Item 4.A relating to corporate colors and logo design
and instead noting that any colors for signage must comply
with Zoning Ordinance No. 480, Section 33.21, but also
noting that the applicant can come directly back to City
Council with an expedited review and waived applications
fees so the City Council can consider variances as it relates
to modifications to the Master Sign Plan to accept additional
colors; and,
Noting City Council’s approval of one tenant per monument
sign panel with a maximum of four tenants per monument
sign.
STAFF COMMENTS: The Master Sign Plan criteria is included in Attachment ‘C’ of this
report. City Council approval of the proposed plan does not
eliminate the requirement for appropriate sign application submittals
