living. We need more options for older Southlake residents to stay in Southlake when their
children have grown and we are ready to move out of our family homes. This development
offers over 200 units and fills a critical gap for aging residents who wish to remain part of the
Southlake community. The proposed location is easily accessible to the community, ensuring
a convenient and comfortable lifestyle for future residents. I live less than one mile from the
site and I am in favor of this project going forward on Davis road in Southlake.

_I have been a Southlake residents for 20 years and in those years seen many positive
changes. We would like to stay in Southlake for another 30 years, but in order to do that, we
will need accessible senior housing.
This beautiful project will help ensure that opportunity is available when the time comes to
leave our single family home in Southlake. Southlake currently has limited senior living
options, and this new community would provide a much-needed opportunity for seniors to
remain in the city they love. The location off Davis appears to be ideal. It offers easy access
to restaurants, exercise facilities, restaurants and essential services while maintaining the
peaceful natural environment that makes Southlake such a great place to live. I am in favor of
the project going forward.

a project of this size and height is completely out of character for the neighborhood and surroundings.The

My name is Eric Morgan and we own 303 Brock Drive in Southlake, Texas, which is adjacent and backs up
to the proposed senior living community/apartments being proposed under Public Hearing No ce ZA24-
0042.
We are opposed to this proposal for the following reasons:
1. Its high density and that is in direct conflict with the current zoning which is low density single
family residen al with 1-acre minimums. Which is why we purchased and built on our property in
this loca on.
2. Its Intrusive - The large mul story buildings will have people looking down from their pa os in our
back yards along with that can come glaring lights, noise and heavy traffic.
3. Devaluing - This will have a devaluing effect on the surrounding community who have already built
custom homes on large lots and undermine the beauty and charm of the current zoning and
area.
Between the two substan al Watermere Senior Living developments on Southlake Blvd and Davis Blvd
there is already a heavy concentra on of senior living centers in the immediate area.

The proposal before us for developing a massive community on Davis Blvd
is unreasonable for that amount of space. We built here for the large properties, and peace and quiet.
I live at 319 Brock Drive. Privacy will be gone, traffic and noise will increase, massive amounts of trees
will be cut down, wildlife will be threatened, and our property values will take a dive. I am aware that
change is inevitable, but please, not to this magnitude! Please look elsewhere.
I am opposed to the proposed Zoning change and development plan.

We oppose the Forefront Development and the rezoning of the subject parcels. The size of the
development is extreme, the density is way too large. The other issues with this project are safety (Davis
Blvd.), light pollution, noise and odor. A transitional project should work well with the adjoining existing
development. This project will not.

The oppose the construction of any mult. unit structure in Southlake. I know of a similar proposition was
trying to pass last year on Davis and Bear Creek Parkway. Is seams like it could be the same project moved
to a new location or perhaps a new developer. Either way these roads can not sustain the amount of traffic
adding mult unit amount of people. TX DOT evaluations should be established.
