EXECUTIVE
SUMMARY: Brookfield Properties is requesting approval of a site plan for Lot 1, Block 1, Mustang
Business Park located at 1825 Mustang Ct. Current Zoning: "W" Light Industrial
District. SPIN Neighborhood #8.
DETAILS: The purpose of this request is to seek approval of a Site Plan to build a new
approximately 2,970 sq. ft. fenced outside storage area on the existing site at
Mustang Business Park for Consolidated Electrical Distributors. Consolidated
Electrical Distributors is an electrical material provider seeking to move its Euless
operation to a new building in Southlake at 1825 Mustang Court. As noted in the
applicant's narrative letters, they are requesting approval for fenced outside storage at
the property to hold and store bundled 10 ft. — 20 ft. PVC and metal electrical conduit.
Due to the size and length of these materials, there is a safety concern trying to get
this conduit in and out of the building. The proposed outside storage area is
approximately 54 ft. by 55 ft. with an 8 ft. tall fence constructed of galvanized chain -
link screened with black vinyl slats.
Section 39.7.a of Zoning Ordinance No. 480, as amended, stipulates that all outdoor
storage and the associated method of screening shall be indicated on an approved
site plan, development plan, or concept plan. The current approved site plan for
Mustang Business Park does not indicate any areas for outside storage, therefore site
plan approval is required for the addition of the proposed outside storage.
ACTION NEEDED: 1) Conduct a Public Hearing

A zoning change (ZA02-025) from "AG" Agricultural District and "1-2" Heavy
Industrial District to 1-1" Light Industrial District was approved by City Council
on April 16, 2002.
A Zoning Change and Site Plan (ZA21-0007) from 1-1" Light Industrial District
to "S-P-1 " Detailed Site Plan District for three distribution warehouse buildings
totaling approximately 340,180 square feet on approximately 26.24 acres was
withdrawn at City Council on May 4, 2021.
A Commercial building permit was issued on January 23, 2023 for the
construction of a new commercial building.
A Commercial Remodel permit was issued May 23, 2024 for new offices to be
constructed in the building.
TRANSPORTATION

State Highway 26 is a non -access controlled Freeway.

The site is served by a 12-inch water line.
Sewer
This site is serviced by an existing 15-inch sewer line located on
Southwestern St.
