Good afternoon, Morgan! We would formally like to request a variance on the sidewalk due to the following reasons:
1. 10' drainage easement along front of property- there are areas that are at least 24" below the street along this
drainage easement. The sidewalk as it's drawn on the plans would not be possible, there is not enough room between
the drainage ditch and the street for a sidewalk. The front edge of the sidewalk would need to be at least 10' from the
street and behind the easement.
2. None of the other properties on this cul-de-sac have a sidewalk- it will not look good aesthetically
3. The electrical poles/ lines are overhead and run along the front of the properties on this street and would be where
a sidewalk should go
4. All 14 properties on this street are .9 acres- 3+ acres and could easily be developed into multiple properties in the
future meaning this sidewalk would lead to nothing.
The house plans are attached, but are currently showing the sidewalk per the city comments. Please let me know if
you need any additional information.
