Jennifer Gatz- Alternate 1 and Frank Bernardo - Alternate 2. Members Absent: Board members: Trey Verbick - Place 3, Heather King- Place 4, Sridevi Vemulapalli - Alternate 3 and Al Karmali- Alternate 4. Staff Present: Dennis Killough, Director of Planning, Wayne Powell, Principal Planner and Alma Slicker, Board Secretary. REGULAR SESSION: 1. Call to Order: Chairman Medici called the Regular Session to order at 6:30 P.M. 2. Executive Session: No executive session was held. 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting for August 291h, 2024. A motion was made to approve the minutes of the Zoning Board of Adjustment for meetings August 291", 2024. Motion: Snead Second: Bernardo Ayes: Snead, Gatz, Bernardo, Treichler, Medici Nays: None Abstain: None Vote: 5-0-0 Motion: Approved 4. Administrative Comments: Dennis Killough, Director of Planning, announced that the next scheduled meeting is on October 241h, 2024. 5. Consider: ZBA24-0008, Special Exception Use, per Ordinance No. 480, as amended, Section 11.5(d), requiring a rear yard of 40 (forty) feet, on property described as Lot 26, Block B, Triple C Ranch Phase I, and addition to the City of Southlake, Tarrant County, Texas, and located at 2105 Woodbine Cir. Current Zoning: "SF-1A" Single Family Residential District. SPIN District#3. Zoning Board of Adjustment Meeting Minutes —October 10'^, 2024 Page 1 of 2 6. Director of Planning Dennis Killough presented details of the case with a slide show presentation to the Board. The applicants, Ben Deheshi and Shabana Jaffer, are requesting a Special Exception Use. The purpose of this request is to seek approval for a variance to Zoning Ordinance No.480, as amended, Section 11.5(d), requiring a rear yard of not less that 10; to allow a rear setback of 30' for a patio extension to the house. The proposed patio expansion extends 8'4" past the current build line. The applicants, Ben Deheshi and Shabana Jaffer, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. A motion was made to approve case ZBA24-0008 Motion: Snead Second: Gatz Ayes: Snead, Gatz, Bernardo, Treichler, Medici Nays: None Abstain: None Vote: 5-0-0 Motion: Approved 7.
