PROJECT: Plat Extension – Plat Revision for Lot 14R, Hilltop Acres Addition EXECUTIVE
SUMMARY: Nicholas Carter is requesting approval of a Variance to Subdivision Ordinance
No. 483, as amended, Section 4.01.I, "Expiration of Plats" and a one (1) year
extension of the validity of Case ZA22-0040, Plat Revision for Lot 14R of the
Hilltop Acres Addition, being a revision of Lot 14, Hilltop Acres Addition, an
addition to the City of Southlake, Tarrant County, Texas, and including a 0.116
acre tract of land in the David Douthit Survey, Abstract No. 445, Southlake,
Tarrant County, Texas and located at 4021 Hilltop Drive, Southlake, Texas.
DETAILS: The purpose of this request is to seek approval of a variance to the plat
expiration as well as a plat extension for the Plat Revision for Lot 14R, Hilltop
Acres Addition. A Plat Revision expires one (1) year after approval if not
recorded in the county plat records. The Plat Revision was approved by City
Council on September 20, 2022, and had an expiration date of September 20,
2023. The applicant requested a plat extension, which was granted by the City
Council on September 19, 2023, and this extension expired on September 20,
2024. The applicant is now requesting a variance to the expiration and a
second one-year extension for the plat. If approved, the plat will remain valid
until October 15, 2025, based on City Council action.

- A Plat Showing was approved for Hilltop Acres on April 6, 1978 with
case ZA77-002.
- A Plat Revision for Lot 14R, Hilltop Acres Addition was approved on
September 20, 2022 by City Council (ZA22-0040).
- City Council approved a one year extension for the Plat Revision on
September 19, 2023.
