Single Family Residence at
1393 Brown Lane
Department of Planning & Development Services:
On behalf of our client, Elborai Group, we are presenting this zoning change request for a proposed
residential development located at 1393 Brown Lane, within an established neighborhood. We respectfully
request a Zoning Change from the existing Agriculture (AG) zoning to a Low-Density Residential zoning,
SF-1(A), per the City of Southlake Future Land Use Map. This development will follow all SF-1(A)
guidelines and requirements per the City of Southlake Zoning Ordinances.
Statement of Intent and Purpose:
Our objective in this zoning request is to proceed with the development of the improvements discussed
above. The site layout, architecture, and landscape improvements have been designed to adhere to the
City’s requirements, while contributing to the aesthetic enrichment of the surrounding neighborhood and
the City of Southlake.
Utilities:
The owner of this development is working with the adjacent property owner at 1390 Brown Lane to upgrade
the existing 2” water main along Brown Lane to an 8” water main. The new proposed 8” water main will
service this development. Also, this development will utilize a septic system to service the residence.
Design and Architecture:
The design approach for the buildings is to combine natural colors, materials, textures and architectural
detailing into a high quality, cohesive neighborhood development.
