CALL TO ORDER: 6:00 P.M. 2. Executive Session: Pursuant to the Open Meetings Act, Chapter 551, Texas Government Code, Sections 551.071. Refer to posted list attached hereto and incorporate herein. Executive Session may be held, under these exceptions, at the end of the Regular Session or at any time during the meeting that a need arises for the Planning and Zoning Commission to seek advice from the City Attorney as to the posted subject matter of this Planning and Zoning Commission meeting. Section 551.071: Consultation with attorney. No Executive Session was held. 3. Recap of the City Council’s action and discussion on Planning & Zoning recommended cases. 4. Adjournment. Director of Planning and Development Services Dennis Killough noted that the next Corridor meeting will be on September 25th, 2024. 4. CHAIRMAN COMMENTS None 5. CONSIDER: APPROVAL OF THE MINUTES FOR THE PLANNING AND ZONING COMMISSION MEETING HELD ON AUGUST 8, 2024. A motion was made to approve Item 5 on the agenda. Consider: ZA24-0019, Zoning Change and Site Plan for the Trinity River Authority, on property described as Lot 3, R.D. Price No. 1207 Addition and Lot 9, Kirkwood East Addition, and located at 1350 W. Kirkwood Blvd. and 3200 N. White Chapel Blvd., Southlake, Tarrant County, Texas. Current Zoning: “S-P-1” Detailed Site Plan District and “NRPUD” Non-Residential Planned Unit Development. Proposed Zoning: “S-P-1” Detailed Site Plan District. SPIN Neighborhood #1. Consider: ZA24-0037, Specific Use Permit for a Commercial School for Spirit Extreme, on property described as Lot 3, Block A, Commerce Business Park Addition, City of Southlake, Tarrant County, Texas, and located at 325 Commerce St, Suite 100 and 110, Southlake, Texas. Current Zoning: “S-P-1” Detailed Site Plan District. SPIN Neighborhood #8. PUBLIC HEARING Deputy Director of Planning and Development Services Jennifer Crosby Killough provided a presentation of Item 6. Questions were asked. Applicant, Walter Merriweather, 325 Commerce St, came forward. Questions were asked. Chairman Kubiak opened the public hearing. Seeing no one closed the public hearing. A motion was made to approve Item 7, ZA24-0037 subject to the Staff Report dated August 16th, 2024, and subject to the Specific Use Permit Review Summary No. 1 dated July 26th, 2024, but noting that the SUP approval is tied to the 5 year lease, expiring 5 years from now. Consider: ZA24-0039, Plat Revision for Lot 12R, Block AR, Huntwick Estates, being a revision of Lot 12, Block AR, Huntwick Estates, an addition to the City of Southlake, Tarrant County, Texas, located at 805 Victoria Lane, Southlake, Texas.
