PROJECT: Sign Variance for Hallmark Gold Crown
EXECUTIVE
SUMMARY: Priority Signs and Graphics on behalf of Hallmark Gold Crown is requesting
approval of variances to Sign Ordinance No. 704, as amended. The subject
property is located at 2120 E. Southlake Blvd., Suite A in the Village Center retail
development.
DETAILS: The property is in the Village Center retail development bound by eastbound SH
114 frontage road, Village Center Drive and E. Southlake Blvd. The applicant is
requesting variances for two attached signs, one on the south elevation facing E.
Southlake Blvd and one on the north elevation facing E. SH 114. The south
elevation sign exceeds the maximum letter height and maximum sign area. The
north elevation sign exceeds the maximum letter height, maximum sign width, and
maximum sign area.

HISTORY: March 15, 1994: City Council approved a zoning change from AG –
Agricultural District and C3 – General Commercial District to C3 –
General Commercial District (ZA94-016).
January 6, 1996: City Council approved a concept plan for Village
Center Phase I (ZA95-122).
March 5, 1996: City Council approved a site plan for Lot 3, Village
Center Phase I (ZA96-006).
April 4, 1996: A final plat for Lots 1-4, Village Center Phase I was
approved (ZA96-033).
April 16, 1996: City Council approved Village Center / Home Depot
Sign Variances for Kroger and Home Depot for maximum letter height.
January 02, 2001: City Council approved a sign variance for Kumon
to relocate an existing sign and an increase in total square footage.
August 21, 2001: City Council approved a sign variance for Play It
Again Sports for an increase in total square footage.
February 12, 2002: City Council approved a sign variance for Angelo
and Vito’s Pizzeria for an increase in total square footage.
September 17, 2002: City Council approved a sign variance for
Quizno’s Classic Subs for an increase in letter height and total square
footage
February 1, 2005: City Council approved a sign variance for
Anderson’s Furniture and Design Gallery to allow as presented 27”
letters (SP05-014)
June 7, 2005: City Council approved a sign variance to allow three
signs for Anderson’s Furniture and Design Gallery, each with a
maximum letter height of 27 inches. The total area of each sign was

October 4, 2005: City Council approved a sign variance for
RadioShack for an increase in total square footage. (SP05-252)
March 3, 2009: City Council approved a sign variance for Panera
Bread Baker Café #1367 to allow 3 signs as well as to allow an
increase in letter height (up to 24 inches), logo height (up to 33.5
inches), and maximum sign area. (SV09-001)
SIGN BOARD: August 27, 2024; Approved (6-0), approving the variance request for
the sign facing Southlake Blvd. and denying the variance request for
the sign facing S.H. 114.
CITY COUNCIL:
STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for sign permit to be approved prior to sign installation.
