The subject property is located at 2120 E. Southlake Blvd., Suite A in the Village Center retail development. DETAILS: The property is in the Village Center retail development bound by eastbound SH 114 frontage road, Village Center Drive and E. Southlake Blvd. The applicant is requesting variances for two attached signs, one on the south elevation facing E. Southlake Blvd and one on the north elevation facing E. SH 114. The south elevation sign exceeds the maximum letter height and maximum sign area. The north elevation sign exceeds the maximum letter height, maximum sign width, and maximum sign area. January 6, 1996: City Council approved a concept plan for Village Center Phase I (ZA95-122). March 5, 1996: City Council approved a site plan for Lot 3, Village Center Phase I (ZA96-006). April 4, 1996: A final plat for Lots 1-4, Village Center Phase I was approved (ZA96-033). April 16, 1996: City Council approved Village Center / Home Depot Sign Variances for Kroger and Home Depot for maximum letter height. January 02, 2001: City Council approved a sign variance for Kumon to relocate an existing sign and an increase in total square footage. August 21, 2001: City Council approved a sign variance for Play It Again Sports for an increase in total square footage. February 12, 2002: City Council approved a sign variance for Angelo and Vito’s Pizzeria for an increase in total square footage. (SV09-001) SIGN BOARD: August 27, 2024; Approved (6-0), approving the variance request for the sign facing Southlake Blvd. and denying the variance request for the sign facing S.H. 114. CITY COUNCIL: STAFF COMMENTS: City Council approval of the request does not eliminate the requirement for sign permit to be approved prior to sign installation.
