SUMMARY: Dodd Creative Group is requesting approval of a variance to Sign Ordinance No.
704, as amended, for Briggs Freeman | Sotheby’s International Realty, located at
2101 E. Southlake Blvd. Ste. 200, Southlake, Texas.
DETAILS: The property is located at the southeast corner of the intersection of S. Village
Center Drive and E. Southlake Blvd. Dodd Creative Group is seeking one variance
for an attached upper-story sign for logo height, with a proposed increase from the
permitted 25” to 30”. The upper-story placement was approved for tenants at this
building with SV21-0021.

BACKGROUND INFORMATION
APPLICANT: Dodd Creative Group
OWNER: Southlake Commons Holdings, LLC
PROPERTY SITUATION: 2101 E. Southlake Blvd., Southlake
LEGAL DESCRIPTION: Lot 2, Block 1, Gumm Scifres Addition
CURRENT ZONING: “S-P-1” Detailed Site Plan District
HISTORY: October 15, 2013; City Council approved a zoning change and site plan from
“O-1” Office District to “S-P-1” Detailed Site Plan District to allow limited “C-
2” Retail Commercial District uses to construct a two-story, 8,800 square foot
addition on to the existing one-story, 4,100 square foot bank building on site
now and currently occupied by Modia Home Theatre store; noting approval
of the variance to the driveway ordinance; the clock depicted on the building
renderings will be a working clock; green screening wall on the south
elevation will be enhanced with a cross vine vegetation; applicant will extend
the stone planter on the eastern side of the north elevation similar to what is
depicted on the west side of the north elevation; and, the applicant will frame
the doors on the north elevation complementary to the other doors noted on
the renderings presented to Council.(ZA13-075)
November 16, 2021; City Council approved a sign variance for Mody
Southlake granting the following: Approval of the cove lighting on the east,
north, and west elevations of the building. The cove lighting must not be
visible and must be a white light. Denying the monument sign request to
reduce the separation between the two signs from 500 to 170 feet. Allowing
the monument sign to be constructed as presented and not requiring the sign
face to be framed by a minimum 6" of brick, stone or masonry material
matching the front facade of the building. Limiting the upper story signs to
two (2) signs on the north facade and no signs on the east façade. The upper
story signs may not be congruent with the lease spaces as the tenants and
the lease areas have not been determined at this time. Also noting that the
upper story signs must meet all 704 — J, as amended sign ordinance
requirements in terms of type, location, letter height and sign color. (SV21-

November 1, 2022, City Council approved a sign variance for the Original
Chop Shop granting the following variances; approving larger than permitted
letter heights and sign area on the north (Sign A1) and west (Sign A2)
facades of the building; approving two signs on the west façade; approving
a total of three signs (north and west facades) for a lease space where only
two are permitted; approving a logo height of 5-feet (Sign B) on the west
elevation; approving the six vertical striped fabric awnings (C1, C2, & D1-
D4) on the west facade first floor windows and door and noting no lettering
on the fabric awnings; and not approving the tag line (cabinet sign) anywhere
