EXECUTIVE
SUMMARY: Chris Beardon with BWQB SL LLC is requesting approval of a Site Plan, on property
described as Lot 6, Block 1, Southlake Crossing, and located at 2055 W. Southlake
Blvd. Current Zoning: “S-P-1” Detailed Site Plan District. SPIN District #10
DETAILS: The purpose of this request is to seek approval of a Site Plan to add a new walk-in
cooler and standalone patio trellis for Breadwinners Café and Bakery.

BACKGROUND INFORMATION

PROPERTY SITUATION: 2055 W. Southlake Blvd
LEGAL DESCRIPTION: Lot 6, Block 1, Southlake Crossing
LAND USE CATEGORY: Retail Commercial
CURRENT ZONING: “S-P1-” Detailed Site Plan District
HISTORY: The subject property was annexed into the City of Southlake in 1957 per
Ordinance 78.
Zoning change from “AG” to “L-2” was approved in 1988.
“C-3” General Commercial District zoning was approved with the adoption of
the Zoning Ordinance No 480 and the official Zoning Map on September 19,
1989.
On July 6, 1995, the Planning and Zoning Commission approved the Final
Plat for Lots 5, 6, 7, and 8, Block 1 of the Southlake Crossing Phase II. (ZA95-
065)
In January 2000, the Site Plan for Southlake Marketplace was approved by
City Council. (ZA99-092)
On October 17, 2023 the City Council approved a Zoning Change and Site
Plan (Ord. No. 480-804) on Lots 5, 6, and 7, Block 1, Southlake Crossing.

SOUTHLAKE
COMPREHENSIVE PLAN: Pathways Master Plan:
A >=8 multi-use trail is currently existing along Southlake Blvd.
TRANSPORTATION
ASSESSMENT: Area Road Network and Conditions
Southlake Blvd is designated as a “A6D” 6 lane divided arterial with 130-140’
right-of-way.
UTILITIES: Water
The site is served by an existing 6-inch water line on W. Southlake Blvd.
Sewer
This site is serviced by an existing 6-inch sewer line on W. Southlake Blvd.
