BUILDING / PROPERTY:
325 Commerce building was constructed in 1999. It is an existing 44,508+/-sf multi -tenant (3 suites)
building.
No exterior modifications are planned or required.
The property is located in an Industrial and Flex (Office/Warehouse) area with existing warehouses,
showrooms, commercial schools, fitness, light manufacturing, trades, medical labs, office, and other
related uses.
ACCESS:
The subject property has three (3) curb -cuts for ingress/egress on Commerce and one (1) additional
cross access curb -cuts for ingress/egress shared in front of 275 Commerce Street.
There are existing drive lanes and access paths for vehicular and pedestrian travel.

LIGHTING:
The subject property has exterior wall pack lights on the front and side elevations of the building.
AIRPORT OVERLAY ZONE:
The property is existing construction and it is ownership's understanding that the Property and

BUSINESS USE OVERVIEW:
Spirit Xtreme is beginning its 2111 year in Southlake as a cheerleading and tumbling training facility.
To have more room to train our athletes, we are expanding to a larger facility.
We are requesting the Special Use Permit for 325 Commerce Street, Suite 100 which is
approximately 15,000 SF. Our Current space is 22,876 sf and the building is 44,508+/-sf.
The expansion space will be used for cheerleading and tumbling classes / training.
No exterior modifications are necessary or planned in connection with this use.
With regarding to interior, planning only cosmetic improvements at this time (paint, and flooring).
At a later date, we plan to open up the demising wall to combine both spaces.
Spirit Xtreme is primarily an afternoon and evening business. Our facility is typically open:
3:30pm—9:15pm Monday through Thursday; Friday — 4:30pm — 5:30pm (For Special Needs Team)
Saturdays on occasion for special training only, and
Sundays from 1:00 pm —9:00 pm.
Spirit Xtreme does not "host cheerleading competitions" at their current facility and does not have
plans to host competition tournaments at 325 Commerce Street.
The 325 Commerce Street Suite 100 expansion lease space will allow additional room for training at
scheduled peak times.

Southern curb cut would be primary entry to allow for ease of drop-off on the
passenger side of the vehicle at the front building entrance for Suite 110. The plan is
for this entrance to remain the man entrance for both suites 110 & 100.
Then travel north and there are 2 exit points on the 325 Commerce property and cross
access to continue further north to 2 additional exit points.
Additional Notes / Students:
Spirit Xtreme does not "host cheerleading competitions" at their current facility and does not
have plans to host competition tournaments for the expansion space at 325 Commerce Street.
The 325 Commerce Street Suite 110 & 100 lease space will allow more training area at
scheduled peak times. 90-100 students (including current and expansion space). Currently
utilizing 5 competitive team training areas with maximum 20 students each and 2 areas for
private and mini class training up to 7 athletes at any one time. The additional expansion space
with give students/teams more room to layout and train.

Interior Layout of Expansion Space:
Competition Mats/Flooring (Same as current Space). At a later date, we plan to open up the
demising wall to combine both spaces.
A former tenant at 325 Building, Expression Home Gallery, has vacated their space and moved
out (Expansion Space, Suite 100). Spirit Xtreme will take over their lease space and parking
area.
Adventure Golf Cars (Suite 120) currently operates in the rear of the former Expression Home
Gallery space in approximately 6,550 square feet. Their parking need is very minimal.
Landlord plans to reserve 12 parking spaces for Suite 120.
