EXECUTIVE
SUMMARY: On behalf of Champions DFW Realty LLC, Priority Signs and Graphics is
requesting approval of a Master Sign Plan (MSP) for a newly constructed
office building located at 880 S Village Center Dr. Southlake, Texas.
DETAILS: The applicant is requesting approval of a sign band area for three upper -
story sign locations to allow existing or future tenants to change signs
without requiring City Council approval. The proposed sign bands allow for
a maximum letter and logo height of 30 inches and allow for upper -story
sign placement.
The proposed signs for the current tenants have 9-inch, 10.5-inch, 17.5-
inch logos and 7-inch, 8-inch, and 14-inch letters. These letters and logos
are all within the allowable letter/logo height for the proposed locations and
the only required variance for the current tenants is upper -story placement.
The 30-inch logo and letter sizes are requested to allow flexibility for future
tenants. Per Ordinance, the maximum letter and logo heights are 16-inch
letters and 20-inch logos for the north elevation and 14-inch letters and
17.5-inch logos for the west elevation.
At the Sign Board meeting on August 8, 2024, the board recommended
approval (4-1; Kubiak) of the signs as proposed, but not granting variances
for letter and logo height (for future signs).

BACKGROUND INFORMATION

PROPERTY SITUATION: 880 S Village Center Dr
LEGAL DESCRIPTION: Lot 8, Block A, Thomas Easter No. 474 Addition
CURRENT ZONING: "S-P-1" Generalized Site Plan District
HISTORY: On September 19, 1899; The "AG" Agricultural District zoning was
approved with the adoption of the Zoning Ordinance No 480 and
the official Zoning Map.
On May 19, 2021; City Council approved a Zoning Change and Site
Plan for three (3) 2-story office buildings. (ZA21-0020)
On January 16, 2024; City Council approved on consent agenda
the Sign Variance request Magnolia Property Company located at
850 S Village Center Dr. for the upper -story sign, push -through
raceway sign, as well as variances for the letter height and logo
height. (SV23-0022)
SIGN BOARD: August 8, 2024; Motion to approve failed (2-3; Kubiak, Phalen, and
Driscoll), approving the 3 signs as proposed, limiting the sign band
to the size of these 3 signs and in the current location; clarifying that
the sign band may be the largest of the 3 signs proposed.
August 8, 2024; Motion to approve (4-1; Kubiak), approving the
signs as proposed but not granting variances for letter and logo
height.
CITY COUNCIL:
STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for sign permit to be approved prior to sign installation.
