Peytonville Ave. LEGAL DESCRIPTION: Lot AR2, Block 1, Burger Addition, City of Southlake, Tarrant County, Texas. LAND USE CATEGORY: Low Density Residential CURRENT ZONING: HISTORY: The properties were annexed by Ordinance No. 87 in 1957. A portion of the property was platted and recorded December 5, 1980 (ZA80-035) A portion of the property was zoned SF1-A June 15, 1993 under ZA93- 019 and Ord. 480-86. An amended plat was approved October 19, 1993 and recorded in the County on November 5, 1993 for a portion of the property (ZA93-062). The remaining portion of this property was zoned SF-1 A August 1, 200 under ZA00-053 and Ord. 480-348. A Plat revision for this property was approved March 19, 2002 and recorded in the County March 22, 2002 (ZA01-141). SOUTHLAKE COMPREHENSIVE PLAN: Consolidated Future Land Use Plan The future land use designation for the site is "Low Density Residential". Purpose and Definition: Purpose: The purpose of the Low Density Residential land use category is to provide for and to protect low intensity detached single-family residential development that promotes the openness and rural character of Southlake. Definition: The Low Density Residential category is for detached single- family residential development at a net density of one or fewer dwelling units per acre. Net density is the number of dwelling units per net acre, which excludes acreage in all rights -of -way, easement, and lots designated for public or private streets. Other suitable activities are those permitted in the Public Parks / Open Space and Public / Semi -Public categories. The Low Density Residential category encourages the openness and rural character of the City of Southlake. TRANSPORTATION ASSESSMENT: Area Road Network and Conditions N. Peytonville Ave is designated as a 70' Collector. Both meetings are to be held in the City Council Chambers of Southlake Town Hall at 1400 Main Street, Southlake, Texas. The owner or authorized representative must be present to represent the item. All plats filed must have an original signed and stamped Tax Certificate submitted with it from each taxing unit with jurisdiction of the real property, indicating that no delinquent taxes are owed and that taxes for the current year have been paid. After September 1st, a certificate showing that the taxes for that year are paid, but that the taxes for the upcoming year have yet to be calculated is required. (House Bills 1563 & 3101).
