Item 6 - Staff report Case No. SV24-0004 S T A F F R E P O R T May 31, 2024 CASE NO: SV24-0004 PROJECT: Sign Variance for OpenAir Advisers EXECUTIVE SUMMARY: Yesco Signs, on behalf of OpenAir Advisers, is requesting approval of variances to Sign Ordinance No. 704, as amended, for an attached sign at the office building located at 280 Miron Drive. DETAILS: The property is situated within the Miron Grove Office Condos, located off Southlake Blvd., just west of Miron Dr. Yesco Signs is seeking approval of a variance to allow a sign permit for an attached building sign to be issued to a business without having a certificate of occupancy for the space they occupy, as stipulated by Sign Ordinance 704, as amended. The tenant, OpenAir Advisers, is subleasing four individual contiguous office spaces from certificate of occupancy holder, Hightower & Associates, and thus does not have their own certificate of occupancy. The variance pertains specifically to the proposed attached building sign located on the western portion of the north façade of the building, common to the offices occupied by OpenAir Advisers. The offices are not configured in a manner to do be assigned an individual certificate of occupancy. (SIGN23-0321) - A sign permit for an attached building sign for Hightower & Associates was approved in February of 2024. (SIGN24-0323) STAFF COMMENTS: City Council approval of the request does not eliminate the requirement for a sign application submittal prior to sign installation.
