PROJECT: Sign Variance for Tom Thumb Gasoline Service Station and
Convenience Store
EXECUTIVE
SUMMARY: Legacy Signs of Texas, on behalf of Tom Thumb, is requesting approval of
variances to Sign Ordinance No. 704, as amended, for three attached
building signs, two attached fuel canopy signs, a directional sign, and
modifications to the existing monument sign for a gasoline service station
and convenience store located at 110 W. Southlake Blvd.
DETAILS: The property is located at the northwest corner of the W. Southlake Blvd.
and N. White Chapel Blvd. intersection, within the southeast corner of the
shopping center. Legacy Signs is seeking approval for variances for three
attached building signs, two fuel canopy signs, one directional sign and
modifications to the existing monument sign. The sign variance is proposed
in conjunction with the Zoning Change and Site Plan for the Tom Thumb
Gasoline Service Station and Convenience Store.
Summary of Variances:
• Number of attached building signs.
• South elevation building sign: Letter height.
• North elevation building sign: Letter height and right justified placement.
• South elevation canopy sign: Right justified placement.
• North elevation canopy sign: Left justified placement.
• Directional sign: Total sign height and no masonry structure
surrounding the sign face.
• Gasoline monument sign: Variances were previously approved for this
existing sign. The addition of the “Tom Thumb Express” panel
increases the sign face area and the variance for sign face height.

BACKGROUND INFORMATION
APPLICANT/OWNER: Legacy Signs of Texas/Suntree Station LLC
PROPERTY SITUATION: 110 W. Southlake Blvd.
LEGAL DESCRIPTION: Lot 4R, LBG Hall No.686 Addition
CURRENT ZONING: “S-P-2” Generalized Site Plan District
HISTORY: - In February of 2011, a sign permit for an attached building sign
was approved for the south elevation of the convenience store.

- In May of 2012, the nonconforming ground (pole) sign previously
located on the subject property was hit due to an automobile
accident which caused destruction of the sign to the point that only
a single support column remained. Such pole structures were no
longer permitted. Pursuant to Section 5.1 of Sign Ordinance No.
704-F, any legal, nonconforming sign shall be deemed completely
destroyed if the cost of repairing the sign is greater than 60% of the
cost of erecting a new sign.
- A variance for the maximum height, area and minimum setback
for a gasoline pricing monument sign and the maximum logo height
and location for two fuel canopy signs was approved in March of
2013. (SV12-015)
- In February of 2016, a sign permit was approved for the monument
sign. (SIGN16-0158)
- In October of 2016, a sign permit was approved for the fuel canopy
sign on the south elevation of the fuel center. (SIGN16-0888)
- In October of 2016, a sign permit was approved for the fuel canopy
sign on the north elevation of the fuel center. (SIGN16-0889)
STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for a sign application submittal prior to sign installation.
