Variances & Development Regulations
Variance to Masonry Ordinance No. 557, as amended. The applicant is requesting to use a “stucco finish panel” that
has the appearance of stucco, but does not meet the requirements of the Masonry Ordinance. This finish is replacing a
metal paneling on the parapets of the buildings on site.
Development Regulations:
•Uses limited to those shown on the plan and provided in the Narrative, being a Gasoline Service Station with
Convenience Store.
•Allow elevations as proposed with materials shown. Existing building would not meet the Corridor Overlay
requirements for articulation and roof pitch.
•Parking proposed to be 1/200 in alignment with proposed uses.
•Gasoline Fuel Center with Convenience Store, as shown on the Site Plan and elevations.
•Allow for drive-up ATM.
•Buffer Yards landscaping other than shown on the Landscape Plan shall not be required.
