Item 6 - Staff Report Case No. SV24-0003 S T A F F R E P O R T May 3rd, 2024 CASE NO: SV24-0003 PROJECT: Sign Variance for Cornerstone Plaza EXECUTIVE SUMMARY: Legacy Signs on behalf of Cornerstone Professional Properties is requesting approval of a variance to Sign Ordinance No. 704, as amended, for a monument sign. The subject property is located at 2707-2727 E. Southlake Blvd in the Cornerstone Plaza shopping center. DETAILS: The property is situated in Cornerstone Plaza, located on the southeast corner of E. Southlake Blvd. and S. Nolen Dr. Legacy Signs is requesting approval of a monument sign located on the northwestern corner of the property that will require a variance for an 8 ft. setback from the north property line when a 12 ft. setback is required. The applicant is proposing to replace the existing monument sign, which is 5 feet from the property line. Both the existing sign and the proposed sign are within a utility easement. Accordingly, City Council will consider an Encroachment and Joint Use Agreement for the installation of the monument sign within the utility easement concurrently with the sign variance. (SG 260) - A sign variance for a four-sided multi-tenant monument sign was approved by City Council in August 2007, although the applicant ultimately decided against constructing the approved application. (SP07-182) STAFF COMMENTS: City Council approval of the request does not eliminate the requirement for a sign application submittal prior to sign installation.
