•Purpose: The purpose of this request is seek approval of a Zoning Change
and Concept Plan for the purpose of demolishing the existing home and
building a larger residence.

and Concept Plan application. A public hearing will be held by the City of Southlake Planning and
Zoning Commission in the Town Hall Council Chambers at 1400 Main Street, Southlake, Texas.

DESCRIPTION

On behalf of my clients, Alexander and Bonnie Hennum, I am requesƟng a zoning change for an unplaƩed 1.046
acre property, zoned AG – Agricultural. My client’s intent is to change the zoning from AG – Agricultural to Zone SF-
30 – Single Family ResidenƟal District to beƩer fit the exisƟng and proposed residenƟal use of the property and
current zoning in the surrounding area of similar properƟes. Once the zoning change request is approved, my
client intends to plat the property. The property is currently occupied by an exisƟng house. The intent of my client
is to remove the exisƟng house and build a larger home on the property according to the proposed zoning
requirements (SF-30).

BEING a tract of land situated in the O.W. Knight Survey, Abstract No. 899 and the J.W. Hale Survey,
Abstract No. 803, in the City of Southlake, Tarrant County, Texas and being all of the first tract described,
and the second tract, a called 0.050 acre tract, both described in a Warranty Deed to Gert J. Seidel, as
recorded in Document No. D205247660 of the Official Public Records of said county, and being more
particularly described by metes and bounds as follows:
BEGINNING at a PK nail with washer, set in the asphalt pavement of S. Carroll Avenue, a variable width
right-of-way, for the northeast corner of a called 0.339 acre tract described in a Special Warranty Deed to
First Baptist Church of Southlake and the southeast corner of said second tract, same being the
southwest right-of-way line of said S. Carroll Avenue, according to the plat of Versailles, as recorded in
Cabinet A, Slide 2989 of the Plat Records of said county;
THENCE South 89°17'36" West, leaving said southwest right-of-way line and along the south line of said
second tract and the north line of said 0.339 acre tract, passing at a distance of 46.01 feet, the southwest
corner of said second tract and the northwest corner of said 0.339 acre tract, same being the northeast
corner of Lot 2, O.W. Knight No. 899 Addition, according to the plat thereof recorded in Cabinet A, Slide
1459 of the Plat Records of said county and the southeast corner of said first tract, and passing at a
distance of 256.09 feet, a 1/2 inch iron rod found, and continuing for a total distance of 310.01 feet to a
mag nail found for the southeast corner of Lot 21, O.W. Knight No. 899 Addition, according to the plat
thereof recorded in Cabinet A, Slide 9459 of said Plat Records, and the southwest corner of said first
tract;
THENCE North 00°47'52" West, leaving the north line of said Lot 2 and along the most southerly east line
of said Lot 21 and the west line of said first tract, a distance of 164.54 feet to a 1/2 inch iron rod found for
an inner “L” corner of said Lot 21 and the northwest corner of said first tract;
THENCE North 89°19'59" East, along the most easterly south line of said Lot 21 and the north line of said
first tract, passing at a distance of 240.27 feet, the southwest corner of a right-of-way dedication,
according to said plat recorded in Cabinet A, Slide 9459, and continuing for a total distance of 264.00 feet
to a PK nail with washer, set in the asphalt pavement of the aforementioned S. Carroll Avenue, for the
southeast corner of said Cabinet A, Slide 9459 and the northeast corner of said first tract, same being the
west right-of-way line of said S. Carroll Avenue according to the aforementioned plat recorded in Cabinet
A, Slide 2989;
THENCE South 00°47'52" East, along said right-of-way line and the east line of said first tract ,a distance
of 61.98 feet to a 1/2 inch iron rod with a yellow cap, stamped "Trinity 6854", set at the beginning of a
non-tangent curve to the left, having a central angle of 10°08'49", a radius of 635.00 feet, and a chord
bearing and distance of South 24°58'59" East, 112.31 feet, same being the north corner of the
aforementioned second tract;
THENCE, along the easterly line of said second tract, the westerly right-of-way line of said S. Carroll
