WHEREAS I, Steven Sterin, am the owner of a tract of land situated in the Frances Throop Survey, Abstract No.
1511, in the City of Southlake, Tarrant County, Texas and being all of Lot 15, Block 1, Reserve of Southlake, an
addition to the City of Southlake according to the Final Plat thereof, recorded in Cabinet A, Slide 11522 of the
Plat Records of said county, the same being all of Tract One, described in a Warranty Deed to Steven Sterin, as
recorded in Document No. D220215383 of the Official Public Records of said county, and all of Tract Two, a
called 0.136 acre tract, also described in said Document No. D220215383 of said Official Public Records, and
being more particularly described by metes and bounds as follows:
BEGINNING at a iron rod with a cap found on the northerly right-of-way line of Bur Oak Drive, a 50' right-of-way,
for the southwest corner of said Lot 15, same being the southeast corner of Lot 14 of said Reserve of Southlake;
THENCE North 08'11'07" East, with the common line of said Lots 14 and 15, a distance of 232.70 feet to a 1/2
inch iron rod found for the northwest corner of said Lot 15, the most easterly northeast corner of said Lot 14, and
the south corner of the aforementioned Tract Two;
THENCE North 39°5l'29" West, with the southwesterly line of said Tract Two and the northeast line of said Lot
14, a distance of 30.50 feet to a 5/8 inch iron rod found for the west corner of said Tract Two, the most northerly
northeast corner of said Lot 14, and an angle point in the southerly line of Lot 5, Block 1 of Hunter's Ridge
Addition, an addition to the City of Southlake, according to the Final Plat thereof recorded in Volume 388-134,
Page 16 of said Plat Records;
THENCE North 62°15'29" East, with the southeasterly line of said Hunter's Ridge Addition, a distance of 200.48
feet to a 1/2 inch iron rod found in the base of a tree, for the north corner of said Tract Two and the west corner
of a called 2.980 acre tract described in a General Warranty Deed to Mark Jameson and Nicole Jameson, as
recorded in Document No. D213226196 of said Official Public Records;
THENCE South 38°49'14" East, leaving the southeasterly line of said Hunter's Ridge Addition and with the
southwest line of said 2.980 acre tract, a distance of 29.56 feet to a 3/8 inch iron rod found for the east corner of
said Tract Two and the northeast corner of the aforementioned Lot 15, the same being the north corner of Lot 16
of said Reserve of Southlake;
THENCE South 10°15'20" West, with the common line of said Lots 15 and 16, a distance of 341.10 feet to a 1/2
inch iron rod found on the northerly right-of-way line of said Bur Oak Drive, for the southeast corner of said Lot 15
and the southwest corner of said Lot 16, the same being at the beginning of a non -tangent curve to the left,
having a central angle of 02°28'14", a radius of 125.00 feet, and a chord bearing and distance of North 84°20'47"
West, 5.39 feet;
THENCE, with the northerly right-of-way line of said Bur Oak Drive and along said curve, an arc distance of 5.39
feet to a 1/2 inch iron rod with a yellow cap, stamped "Trinity 6854", set at the end of said curve;
THENCE North 85°34'54" West, continuing with the northerly right-of-way line of said Bur Oak Drive, a distance
of 143.89 feet to the POINT OF BEGINNING and containing 49,974 square Feet or 1.147 acres of land, more or
less.
DEED RESTRICTION STATEMENT:
This plat does not alter or remove existing deed restrictions or covenants, if any, on the property.
NOW THEREFORE, KNOW ALL MEN BY THESE PRESENTS:
THAT I, Steven Sterin, being the sole owner, do hereby adopt this plat designating the herein above described
property as LOT 15R, BLOCK 1, RESERVE OF SOUTHLAKE, an addtion to the City of Southlake, Tarrant
County, Texas, and I do hereby dedicate the rights of way, (alleys, parks) and easements shown thereon to the
public's use unless otherwise noted. This plat does not alter or remove existing deed restrictions or covenants, if
any, on the property.
