Call to Order. 2. Administrative Comments. 3. Review, discuss and make recommendations regarding a proposed renovation for Tom Thumb Express fuel center and a drive-thru ATM to be located at 110 W. Southlake Blvd., generally located at the northwest corner of N. White Chapel Blvd. and W. Southlake Blvd. 4. Review, discuss and make recommendations on the proposed Dakota's restaurant to be located at 479 Kimball Ave., generally located northeast of the Kimball Ave. and E. SH 114 access road intersection. 5. Review, discuss and make recommendations regarding a proposed 39-acre mixed -use development with commercial and residential uses to be located at 1800 and 1900 N White Chapel Blvd., generally located northwest of N. White Chapel Blvd. and W. SH 114 access road intersection. 6. Review, discuss and make recommendations regarding the proposed subdivision of 2050 E. Dove Rd into two (2) or three (3) single family residential lots, generally located west of N. Kimball Ave. and E. Dove Road intersection. 7. Adjournment. MEETING OVERVIEW: On March 27, 2024 the Southlake Corridor Planning Committee held their forty-seventh meeting. The Committee was sent a packet of materials prior to the meeting that were to be discussed during the session. A meeting agenda was posted, and the meeting time was advertised on the City's website. The following meeting report focuses on discussion points made during the meeting by members of the Committee, public and City staff. CITY OF SOUTHLAKE 0 ITEM #3 DISCUSSION — Review, discuss and make recommendations regarding a proposed renovation for Tom Thumb Express fuel center and a drive-thru ATM to be located at 110 W. Southlake Blvd., generally located at the northwest corner of N. White Chapel Blvd. and W. Southlake Blvd. Staff presentation: Reagan Rothenberger • Future Land Use — Retail Commercial • Current Zoning — SP-2 • Previously approved zoning change & site plan — ZA98-156 o Original development plan for the entire site • Proposed Site Plan o Existing fuel stations o Parking layout o Building structure o Significant change — removal of the car wash and addition of an ATM on the west side of the building Questions for staff by the Committee: Dan Kubiak: This has the appropriate land use, but it technically needs a rezoning? Even though it fits with what was existing? Reagan Rothenberger: Right, there would need to be a zoning action taken because the use has ceased and is not conforming with the current zoning in place. Dan Kubiak: Site plan tweak with the removal of the car wash? Reagan Rothenberger: Yes sir. Applicant presentation: David Hardin Questions for applicant by the Committee: Gina Phalen: Will you have the same amount of fuel pumps? Applicant: No, they previously had five and we are proposing four. Four dispensers will provide 8 fueling spots. Dan Kubiak: Sounds like you're on the right track here.
