Permitted Uses:
The zoning shall be "S-P-2" Generalized Site Plan District and shall conform to "I-1" Light
Industrial District standards. Additional uses permitted are those permitted in "CS" Community
Services District and the following limited uses:
• Accessory Uses shown on the Site Plan to include fueling and EV charging stations.
• Outside Storage of Materials and Equipment
• All forms of manufacture, service, or repair permitted in the "I-2" Heavy Industrial District
when the use is directly related to the operations of the City of Southlake
Develonment Standards:
The site shall be developed in substantial conformance with a Site Plan submittal. This shall include
all general improvements shown, such as buildings, accessory structures, landscaping, and screening.
Changes to the approved Site Plan may be approved by the Administrative Official if there is no
impact on adjacent properties and if such changes meet the criteria outlined in Section 40.06(a) of
the Zoning Ordinance. Any modifications that will impact adjacent properties and do not meet
40.06(a) regarding administrative approval of minor changes will require City Council approval in
accordance with Section 40.6(b).
The Training Tower shall not exceed fifty (50) feet in height and shall be set back a minimum of one
hundred (100) feet from all property boundaries.
The site shall not be subject to any Performance Standards referenced or defined in the "I-1" Light
Industrial District regulations, Ordinance 480, as amended, Section 26.8. The site shall be permitted
to operate at all hours needed (24/7) to fulfill City of Southlake operations.
