The subject property is located at 2707-2727 E. Southlake Blvd in the Cornerstone Plaza shopping center. DETAILS: The property is situated in Cornerstone Plaza, located on the southeast corner of E. Southlake Blvd. and S. Nolen Dr. Legacy Signs is requesting approval of a monument sign located on the northwestern corner of the property that will require a variance for an 8 ft. setback from the north property line when a 12 ft. setback is required. The applicant is proposing to replace the existing monument sign, which is 5 feet from the property line. Both the existing sign and the proposed sign are within a utility easement. Accordingly, an Encroachment and Joint Use Agreement for the installation of the monument sign within the utility easement is requested as a separate agenda item (Item 913).
