The revised Plan D, we believe, addresses most of Council’s comments, and staff’s concerns regarding a cul-de-sac turnaround for Cross Lane if there is a gate. This plan also addresses the neighbor’s request for a gate, which they (the HOA Board and others) have now told us they would support this plan if it included an emergency gate. In an effort to “transition” from the existing 20K lots on Cross Ln, we have five 15,000 – 17,000+ sf lots and a pond with a cul-de-sac turnaround, at the west end, separate from the Villa portion of the project. The Villa portion of the project is reduced to 18 lots, for a total of 23 for the entire project, which brings down the overall density to 2.4 lots/ acre. We made Lots 2 & 3 five feet wider, so we could keep a 15’ side setback next to Foxborough. All lot information, setbacks are listed on the exhibit. This plan is our preference, and the one we are asking Council to approve. The also attached Plan E, is an attempt to address Councilman Williamson’s comments and request for us to explore making the transition in lot size from north to south, instead of from west to east. There are 11- 73’ wide lots (11,200+ sf and up, front entry- no alley) along the northern tier of lots, and 11 Villa lots with alley access along the southern tier, buffered from Foxborough by the retention pond. Total of 22 lots, for a density of 2.3 lots/ acre. We feel, from a planning or design (and internal to the project) point of view, that alley-served Villa lots should be across from each other, and front driveway-served regular SF lots ought to be across from each other as well.
