Members Absent: Board members: David Treichler- Vice Chairman, Jennifer Gatz — Alternate 1, Sridevi Vermulapalli —Alternate 3, AI Karmali — Alternate 4,. Staff Present: Reagan Rothenberger, Planning Manager, Jennifer Crosby, Deputy Director of Planning and Alma Slicker, Board Secretary. REGULAR SESSION: 1. Call to Order: Chairman Medici called the Regular Session to order at 6:32 P.M. 2. Executive Session: No executive session was held. 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting for January 25, 2024. A motion was made to approve the minutes of the Zoning Board of Adjustment for meetings January 25, 2024. Motion: Snead Second: Bernardo Ayes: Verbick, King, Bernardo, Snead, Medici Nays: None Abstain: None Vote: 5-0-0 Motion: Approved 4. Administrative Comments: Reagan Rothenberger, Planning Manager, announced that there will not be a meeting on February 29, 2024, and March 14, 2024, the next scheduled meeting is on March 28, 2024. 1. Consider: ZBA23-0026, Variance to Zoning Ordinance No. 480, as amended, Section 14.5(c), requiring a side yard of 15 (fifteen) feet, on property described as Lot 34, Block 4, South Ridge Lakes Addition Phase III, Section 2, an addition to the City of Southlake, Tarrant County, Texas, and located at 1305 Houston Court, Southlake, Texas. Current Zoning: "SF-20A" Zoning Board of Adjustment Meeting Minutes — February 15, 2024 Page 1 of 3 Single Family Residential Zoning. SPIN District #6 PUBLIC HEARING (This item was tabled at the January 25, 2024 regular ZBA Meeting.) Planner Rothenberger presented details of the case with a slide show presentation to the Board. The applicant is requesting approval of a Variance to Ordinance No. 480, as amended, Section 14.5(c) which requires a side yard of 15' for primary structures. The applicant is requesting a setback of no less than 10', a reduction of approximately 33%. This item was tabled at the January 25th, 2024 meeting of the ZBA. The applicant, Lisette Sanchez, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. Consider: ZBA24-0002, Special Exception Use, per Ordinance No. 480, as amended, Section 44.12(6) for a reduction in their required setback from property lines for a residential accessory structure, on property described as Lot 1 R, Block 2, East Haven Addition, an addition to the City of Southlake, Tarrant County, Texas, and located at 1021 E. Continental Blvd., Southlake, Texas. Zoning: "SF-2" Single Family Residential District. SPIN Neighborhood #9 PUBLIC HEARING Planner Rothenberger presented details of the case with a slide show presentation to the Board. The applicant, Oscar Estuardo Morales 1021 E Continental., Southlake, the purpose of this request is to seek approval for a Special Exception Use for a setback reduction of approximately 5' for a 280 square -foot accessory structure (per plans). Per Section 34.2 (a) the development regulations for accessory structures of this size require a rear yard setback of 10'. The structure has already been constructed without a permit.
