Case No. Attachment F ZA07-138 Page 10 Narrative Letter Lg V, September 25, 2007 Dear Southlake Department of Planning: My name is Scott Ratliff and I am one of the managing partners of Let's Jump Ile We currently have a family entertainment center if the Keller/North Fort Worth area and are looking to grow our company. We have found a location in the city of Southlake that would work for our business Our FEC is an indoor inflatable party facility; basically we host kid's birthday parties We currently are running about $600,000 taxable sales in our current location and after doing our research and homework believe that we can do the same at this Southlake location. The location we are looking at is at the comer of Southlake Boulevard and Commerce Street. The location is zoned light industrial with a special use permit We would need to be zoned C-3 for an indoor amusement center One of the issues we will have with the property will be parking With the help of the other tenant and the owners of the property we I believe have worked out this problem. Now our facility works Monday - Friday we offer general admission This is walk in traffic, during the school year it is very slow, mostly stay at home moms bring their little ones up to play During school holidays and during the summer it is much busier but we do control the number of kids in facility for their safety We keep the maximum occupancy around 80 kids. This come out to about 50-55 vehicles due to most kids bring siblings and/or friends to play with. Our parties are set up in three private jumping rooms with inflatable rides and three private party rooms. For birthday parties our busy days are Friday evening - Sunday We do offer parties 7 day a week but Monday - Thursday we get 1 or 2 a day We average about 30 parties over the weekend The parties over lap by 30 minutes meaning we could have as many as 6 parties at one time Our parties average about 15 kids per party with 8-10 adults staying With six parties herer at one time and 8-10 adults and 6-7 staff members that puts us at about 60-65 vehicles in the parking lot. This is if we sell out all three parties for each time. If the times are not sold out then the number of guests, staff and vehicles will be less Our party schedule goes as follows 9:00-11:00, 10:311•12:30, 12:00-2:00, 9:30-3:30, 3:00-5:00, 4:30- 6:30,6:00-8:00 & 7:30-9:30 Sincerely Scott Ratliff Let's Jump Ilc Case No. Attachment F ZA07-138 Page 11 INN 3 Yvvi'~Y t m.. t 1`' t V r 71 '111 r # ~ 4 via- 4 a ly s ~'~xcv"y v a .a* a BV~.,,r%" " , 441 N Mor, Itax • 1c)nday - Thursday 5205 • I~riciay Sunday & Holidays $235-+tax ~ • 16 - 25 Kids • 1'/: ours in jump arena • 45 minutes in party room • Monday -Thursday 17 +tax • Friday - Sunday & Holidays 195+tax. • Up to 15 Kids M • 11/ hours in,jum arena j =~11! rrclay - Thursday ONLY 20 tai Uji to 8 kids :ARt'~ I 1 h our jump tillie Ott 1-P No school holidays hour in partv room J • All parties include Full color inr itatiotls and a Party host.
