Hello Peyton,
My name is Rachel Brauer. I, along with my husband, Tim Brauer, own Tin Roof Treats, located
at 2190 E. Dove Rd. Southlake, TX 76092. The business currently operates under a Specific Use
Permit, which expires on May 7th, 2024. The purpose of this letter is to formally request a
renewed SUP for an additional 5-year term. This time frame coincides with the terms of the
lease we have signed with the owners of Yates Corner Grocery. The attached site layout,
which was submitted as an exhibit by previous owner Jeff Day in 2019, remains factually
accurate. As discussed previously, Tin Roof Treats will continue to be a seasonal snow cone
business, operating from mid-March through mid-September.
No changes have been made to the building with the exception of –
• Updating paint to a more cohesive option, thus providing continuity and tying the
building more closely to the Yates Corner Grocery color scheme.
• Removing the ripped/faded awning and replacing it with updated signage reflecting
the new business name.
We purchased the business from Jeff Day in March of 2023, both Tim and I have significant
corporate experiences at the executive level, having worked for McDonald’s Corporation, 7-
Eleven, CarMax, Rentokil-Terminix, York/Johnson Controls and Shift Technologies. Based on
our corporate experiences, we have significantly automated and streamlined the operations

of “The Snow Cone Stand”, which has been a Southlake staple for over 20 years. Some of the
improvements we have implemented include –
• Point of sale operating system, thus improving order accuracy and efficiency.
• Migrating from “cash only” to also accepting electronic payments, including
ApplePay, CashApp and credit cards.
• Standardization and training, resulting in consistent products.
We are longtime residents of Southlake, raising second generation Dragons, as I am a
graduate of the Southlake Carroll Class of 1998. We employ 17 high school students from
Southlake Carroll, Grapevine-Colleyville, Grapevine Faith and Inspire Academy, giving us the
opportunity to take our experiences at large, corporate entities and translate them into
training, learning and development opportunities for the youngest members of our
community, many of whom are working their first job at Tin Roof Treats.
Giving back to our community is of the upmost importance to us. During our 2023 season, we
participated in a number of fundraising/giveback activities during 2023 including –
• Sponsor of the Emerald Belles
• Sponsor of the Grapevine Fabulous Fillies
• Sponsoring of the Grapevine FFA Chapter
• Back to School Fundraiser for Johnson Elementary School
• Spirit Night Fundraiser for Dragon Youth Football
• Served as a community sponsor for Durham Intermediate School, donating 200 snow
cones to their Spring fundraiser
• Donated 100 snow cones to teachers and staff during Teacher Appreciation Week at
Johnson Elementary
• Participated in the Johnson Elementary Fall Picnic where we donated 15% of all sales,
to raise funds for Southlake School Resource Officer Roderick Paige to assist with his
medical costs for cancer treatments
• Participated in the Carroll Education Foundation, “Dragons Rock the Night” event,
donating 10% of all sales to CEF
• Member of the Southlake Chamber of Commerce
We plan to continue these types of charitable activities each season.
