Demonstration
Please demonstrate that the following conditions are applicable to the requested sign variance:
1.That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
2.That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
3.That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
4.That the variance will be in harmony with the spirit and purpose of the sign ordinance.
TOP KIDS GYM AND SPORTS
Traditional Channel Letters and 2-inch deep dimensional letters are well outside the applicant's financial
means. The applicant's building has a large street frontage and currently does not have any signage for
her clients to identify her location other than a small panel on a detached monument.
The proposed panel sign is congruent with similar signs at the adjacent properties. The northern
neighboring property of Posey Plumbing and CrossFit at 607 S Pearson both have panel signs and the
southern neighboring property of The Flower Ranch at 901 S Pearson has multiple panel signs on their
fence.
The applicant is attempting to provide the city with signage at the requested depth of 2 inches while
being able to inform her clients regarding her location and services, similar to her adjacent neighbors.
