PURPOSE: The purpose of this request is to receive approval of a plat revision that will incorporate an unplatted tract into the overall plat boundary and subdivide the property into 5 lots. PROPERTY SITUATION: The property is located on the northwest corner of Nolen Drive and E. Southlake Boulevard (FM 1709). LEGAL DESCRIPTION: Lot 1R, 2R, 3R, 4R, and 5R, Block 1, Gateway Plaza Phase 2, being a revision of Lot 1, Block 1, Gateway Plaza Phase 2, and Tract 1B1, W.E. Mayfield Addition; being approximately 5.13 acres. LAND USE CATEGORY: Mixed Use CURRENT ZONING: “S-P-2” General Site Plan District HISTORY: -A Preliminary Plat was approved by the City Council on May 16, 2000. -A zoning change, from “AG” to “S-P-2”, and a concept plan were approved by City Council on June 6, 2000. -A final plat was approved for Lot 1, Block 1 on July 6, 2000. -A zoning change and an optional concept plan were approved by City Council on April 1, 2002. The following changes are needed with regard to adjacent properties within 200' to include properties across any adjacent R.O.W.: a) Delete the label and the lot line for the Barbara Jo Gordon property as it is part of Lot 1, Block 1, Shaeffer Plaza. b) Label Lots 4 & 5, Block 2 as “approved final plat” in place of the cabinet and slide references. 2. The following changes are needed with regard to easements: a) Provide common access easements to incorporate the drivelanes at the rear of the proposed Lots 3R, 4R, & 5R. Also, provide a common access easement for the drive off of E. Southlake Blvd (FM 1709). b) Provide the signature block for approval of the abandonment of the 10’ utility easement per appendix 4 of the Subdivision Ordinance No. 483. c) Provide a 10’ x 10’ corner clip at the intersection of Nolen Drive and FM 1709. INFORMATIONAL COMMENTS * It appears this property lies within the 65 and/or 75 LDN D/FW Regional Airport Overlay Zone, requiring construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No. 479. * A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office Case No. Attachment D ZA03-004 Page 1 located at 100 E. Weatherford St. in Ft. Also required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat. * A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off- site sewer extensions, off-site drainage and utility easements and impact fees.
