BACKGROUND INFORMATION
OWNER/APPLICANT: Conn-Anderson Homes, Inc.
PURPOSE: The purpose of this request is to subdivide one lot into two lots for residential
construction.
PROPERTY SITUATION: This property is located at 1201 Kirkcaldy Court.
LEGAL DESCRIPTION: Lot 12R1, Block 2, Timarron Addition, Huntly Manor, Phase 1B.
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: “R-PUD” Residential Planned Unit Development District
HISTORY: -A plat revision for Huntly Manor, Phase 1B, was approved by the City
Council on August 4, 1998.
-An amended plat was approved by the City of Southlake on August 16, 1999
combining 2 lots into one.
-A second amended plat was approved by the City of Southlake on October
6, 2000 for the purpose of relocating a drainage easement.
WATER & SEWER: Water and sanitary sewer services already exist for this property.

* We find the applicant has met all the requirements of our previous reviews. This plat is apparently
ready to file in the County Plat Records
INFORMATIONAL COMMENTS
* A developer’s agreement shall be required for construction of a new drainage structure. The plat
shall not be filed nor shall a building permit be issued until the storm sewer has been relocated.
Construction plans must be prepared and sealed by a registered engineer showing improvements and
must be submitted to the Public Works office for review. The construction must be done by a utility
contractor able to be bonded. The storm sewer pipe shall be re-constructed under the inspection of
the Public Works Department.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor/Collector’s office at (817) 884-1103.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
