PURPOSE: The purpose of this request is to receive approval of a revised preliminary plat. PROPERTY SITUATION: The property is located on the southeast corner of Carroll Avenue and State Highway 114. LEGAL DESCRIPTION: Tract 1A, Richard Eads Survey, Abstract No. 481. LAND USE CATEGORY: Retail Commercial CURRENT ZONING: “C-3” General Commercial District HISTORY: -City Council approved a preliminary plat on March 21, 2000. -Final Plat for Lots 1 & 2, Block 1, Greenway-Carroll Addition was approved on November 8, 2001. Provide a 20’ Pedestrian Access, Drainage, & Utility Easement along the west property boundary adjacent to the N. Carroll Avenue right-of-way. INFORMATIONAL COMMENTS * It appears a portion of this property lies within the 65 LDN D/FW Regional Airport Overlay Zone, requiring construction standards in compliance with the Airport Compatible Land Use Zoning Ord. No. 479. Additionally, the “Avigation Easement and Release” shown in Appendix 3 of the Subdivision Ord. No. 483 should be executed on subsequent Plats to be filed in the County Plat Records. * A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact fees.
