HISTORY: -A final plat for Brumlow Industrial District, Phase 1 was approved by the
City on May 1, 1979.
-A change of zoning from ‘I-1’ to ‘I-2’ was approved for Tract 1, Brumlow
Industrial District, Phase 1 on December 5, 1989.
-A change of zoning from ‘AG’ to ‘I-1’ was approved for the proposed
Mustang Business Park on April 16, 2002.
-City Council approved a Preliminary Plat for Mustang Business Park on
November 4, 2003.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 12/22/04 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. Place the City case number “ZA 04-108” in the lower right-hand corner of the plat.
2. Provide a written scale in close proximity to the north arrow and graphic scale.
3. Revise the title block to follow Appendix 6. Correct the block number to read Block 1.
4. Correct the discrepancy between calls 1 & 7. Label all curve data for calls 5 & 7 (delta, radius,
length, tangent).
5. The following changes are needed in the owner’s dedication and notary:
a) Add the lot and block number to the addition name being dedicated, i.e. Lot 1, Block 1,
Mustang Business Park.
b) Add a lienholder statement and signature block with notary to the plat. If there is/are no
lienholder(s) then add a statement to this effect. The standard language for these statements
is attached.
6. The following changes are needed with regard to adjacent properties:
a) Show and label the name of the record owner & corresponding deed record (volume & page)
for the tract across Mustang Drive. Petroleum Company of Texas
b) Correct the block number of Lot 2 to Block 2. Label the Lot 2, Block 3 from the previously
approved preliminary plat.
7. Show the location of the City Limit and label with the city names.
8. Add the following notes to the face of the plat:

a) The City of Southlake reserves the right to require minimum finish floor elevations on any lot
contained within this addition.
b) No lot within this addition shall be allowed driveway access onto State Highway 26.
9. Remove the Avigation Easement and Release as this property does not fall within either the 65 or 75
LDN D/FW Regional Airport Overlay Zones.
10. The following changes are needed with regard to easements:
a) Show and label the type, size and deed record of all existing easements on the property. A
11.5 Sanitary Sewer easement exists in Southwestern Street. A 15’ sanitary sewer easement
exists along the south portion of proposed Lot 1, Block 2.
b) Although the subdivision ordinance requires general utility easements along the perimeter
boundary of the site where adjoining easement do not already exist, staff recommends that
easement be located only where needed for public or franchise utilities and that they be
located in a manner that best benefits tree preservation on the site.
11. The following changes are needed regarding the proposed lotting:
a) Correct the blocks with numbers. No letters.
b) A 30’ building setback line is required on all street/R.O.W. frontages for the lot.
Southwestern Street, State Highway 26 and Mustang Drive.
12. Provide a minimum 60’ radius R.O.W. dedication or easement for public vehicular turnaround at the
terminus of Southwestern Street.
INFORMATIONAL COMMENTS
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor/Collector’s office at (817) 884-1103.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.

* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
