BACKGROUND INFORMATION
OWNER: Bonola Family, Ltd.
APPLICANT: GSWW, Inc.
PURPOSE: The purpose of this request is to plat 8.16 acres into 2 lots for office/retail
development.
PROPERTY SITUATION: The property is located on the northeast corner of the service road for State
Highway 114 and Shady Lane.
LEGAL DESCRIPTION: Tracts 1B, 1B1, and 1B2, Samuel Freeman Survey, Abstract No. 525, being
approximately 8.16 acres.
LAND USE CATEGORY: Office Commercial
CURRENT ZONING: “C-3” General Commercial District
HISTORY: -A site plan for Lot 1 only was approved by City Council on August 5, 2003.
- City Council also approved a preliminary plat on August 5, 2003.

OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT

1. Place the City case number “ZA 03-056” in the lower right-hand corner of the plat.
2. Complete the blanks for the deed record volume and page for the current owner in the preamble.
3. Correct the approval block to provide for the City Secretary’s signature in place of the P&Z
Secretary’s signature.
INFORMATIONAL COMMENTS
* It appears this property lies within the 65 LDN D/FW Regional Airport Overlay Zone, requiring
construction standards in compliance with the Airport Compatible Land Use Zoning Ord. No. 479.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the County
records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s
Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a
service charge of $10 per account for this certificate. For more information contact the

* Submit a revised blueline "check print" prior to submitting blackline mylars with original signatures.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developer’s Agreement is required for construction of any public infrastructure. The Developer’s
Agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off-site sewer extensions, off-site drainage and utility easements and impact fees.
