CURRENT ZONING: “I-1” Light Industrial District
HISTORY: Commerce Business Park was annexed into the City of Southlake in 1986,
with the Light Industrial Zoning. Lot 11, Block B was part of the plat filed in
1988.
STAFF COMMENTS: Attached is Concept Plan Review Summary No. 2, dated August 15, 2003.
All structures on this site currently exist. The applicant does not plan on
making any changes to this site. No storage or display of vehicles will be
outside the building.

* The number of parking spaces for the storage of automobiles to sell must be over and above the
number of parking spaces required by the ordinance.
* Please be aware that no more than ¼ of the tank or 5 gallons of fuel, whichever is less, may be in
each vehicle stored within the building per the Fire Department’s safety regulations.
* No review of proposed signs is intended with this site plan. A separate building permit is required
prior to construction of any signs.
* It appears that this property lies within the 75 LDN D/FW Regional Airport Overlay Zone and will
require construction standards that meet requirements of the Airport Compatible Land Use Zoning
Ordinance No. 479.
* Please be aware that any change of tenant/owners with a request for a new C.O. will require that all
parking areas meet the "all weather surface" requirement in the zoning ordinance and all fire lanes
shall be per the Fire Department's requirements.
