BACKGROUND INFORMATION
OWNER: Mark Bedford
APPLICANT: Huitt-Zollars, Inc.
PURPOSE: The purpose of this request is to receive approval of a final plat for the
subdivision of approximately 10 acres into 4 residential lots.
PROPERTY SITUATION: The property is located on the west side of Randol Mill Road, approximately
1800’ south of West Dove Road.
LEGAL DESCRIPTION: Tract 2, William H. Martin Survey Abstract No. 1068
LAND USE CATEGORY: Low Density Residential
CURRENT ZONING: “SF-1A” Single Family Residential District
HISTORY: -City Council approved a zoning change from “AG” to “SF-1A” on January
21, 2003.
-A preliminary plat was approved by City Council on June 17, 2003.
STAFF COMMENTS: Attached is Final Plat Review Summary No. 2, dated September 12, 2003.
A variance to the requirement that all lots front on a “street” was approved by
City Council with the approval of the Preliminary Plat. The four lots are
proposed to front on a common access easement.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 09/02/03 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. Remove the statement, “This plat does not increase the number of lots or alter or remove existing
deed restriction or covenants, if any, on this property.” This statement is only needed on amended
plats or plat revisions.
2. The following changes are needed with regard to rights-of-way:
a) Correct the spelling of the street name. Randol Mill Avenue is spelled with one ‘l’.
b) Label the existing R.O.W. width for Pheasant Lane.
3. Correct the 40’ building line along the Randol Mill Avenue R.O.W. for Lot 1. The building line is
measured from the property line after right-of-way dedication.
4. City Council’s motion for approval of the preliminary plat mandated creation of a homeowner’s
association for maintenance of the private access drive. The instrument creating the HOA must be
recorded prior to or concurrently with the filing of this final plat with a copy being provided to the
City.
INFORMATIONAL COMMENTS
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information

* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developer’s Agreement is required prior to construction of any public infrastructure. The
agreement for this addition should consider streets, drainage, park dedication requirements and fees,
off-site sewer extensions, off-site drainage and utility easements and impact fees.
