BACKGROUND INFORMATION
OWNER/APPLICANT: Southlake/Terra, LP
PURPOSE: The purpose of this request is to receive approval of a final plat in order to
begin construction of a 10 lot subdivision.
PROPERTY SITUATION: The property is located at 801 N. Kimball Avenue.
LEGAL DESCRIPTION: Tract 5A2, out of the S. Freeman Survey, Abstract No. 525
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: “SF-20A” Single Family Residential District
HISTORY: -Zoning and a concept plan were approved by City Council on December 3,
2002.
-A preliminary plat was approved by City Council on November 19, 2002.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 05/05/03 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. Two intervisible boundary corners of the site must be geo-referenced by state plane coordinates in
accordance with section 8.03(B) of the Subdivision Ordinance No. 483. Upon submittal of the final
plat, and, prior to acceptance of the subdivision by the City, a digital computer file of the subdivision
must be provided in accordance with Section 8.04 of Ordinance No. 483. The two points must be
filled in prior to filing of the plat. Provide a DXF file of the plat with the submittal of mylar prints.
2. Clearly show and define the ultimate 100-year floodplain limits and the ultimate condition 100-year
floodway. Tie down the 100-year floodway by metes and bounds and designate the area as a
floodway easement. A LOMR is currently under review by FEMA. Staff recommends this plat not
be filed until approval of the LOMR.
INFORMATIONAL COMMENTS
* A 35’ building setback line is required on both street frontages for a corner lot. The applicant has
received the normal 5’ reduction (30’ B.L.) for Lot 9 and has received a reduction of 10’ (25’ B.L.)
for Lot 1.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information

* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original

signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
