BACKGROUND INFORMATION
OWNER: Tommy L. McAden
APPLICANT: Goodwin & Marshall, Inc.
PURPOSE: The purpose of this request is to combine two lots into one lot a relocate a
drainage easement for a more buildable area.
PROPERTY SITUATION: The property is located on the northwest corner of the intersection of South
Fork Road and Silver Spur Drive on the south side of West Bob Jones Road.
LEGAL DESCRIPTION: Lots 3 & 4, Block 4, Clariden Ranch, Phase 1A
LAND USE CATEGORY: Low Density Residential
CURRENT ZONING: “SF-1A” Single Family Residential District
HISTORY: -A change to “SF-1A” zoning was approved by City Council on January 4,
2000.
-City Council approved the preliminary plat on April 18, 2000.
-A final plat for Phase 1A was approved by P&Z on June 8, 2000.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 10/20/03 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. Correct the title block to include the text in bold: “Lot 3R, Block 4, Clariden Ranch, Phase 1A”.
2. This plat cannot be filed until the storm sewer is relocated and approved by the City’s Public Works
department.
INFORMATIONAL COMMENTS
* The Landscape Administrator had no comments upon review of the Plat Revision.
* A 40’ building setback line is required on both street frontages for a corner lot. A plat was approved
with a 20’ building line adjacent to South Fork Road for Lot 4, Block 4, Clariden Ranch, Phase 1A.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor/Collector’s office at (817) 884-1103.
* Because this property is in Denton County the following is required: one (1) 24" x 36" and one (1)
18" x 24" blackline mylar, and three (3) 18" x 24" blueprint reproductions of the completely
corrected plat with original signatures and seals of the owner(s), notary, and surveyor on all mylars
and blueprint copies. Seals should be ink-stamped. Mylars and prints will not be accepted if any
erasures or original ink, other than signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
