PROPERTY SITUATION: The property is located on the northeast corner of Pearson Road and W. Southlake Boulevard (FM 1709). LEGAL DESCRIPTION: Lots 5R2, 5R3, 5R4, 5R5, 6R1, & 6R2, Block 3, Cimmarron Acres Addition LAND USE CATEGORY: Retail Commercial and Low Density Residential CURRENT ZONING: “C-2” Retail Commercial District and “SF-1A” Single Family Residential District. HISTORY: -A final plat was approved by the City Council on July 3, 1984. -City Council approved a plat revision on October 15, 1996. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. Correct the discrepancy between the legal description and the graphic label for calls 2, 3, 4, and 6. 3. The following changes are needed in the owner’s dedication and notary: a) Correct the name of the Mayor to Andy Wambsganss for the owner’s dedication signature. b) Add a lienholder statement and signature block with notary to the plat. If there is/are no lienholder(s) then add a statement to this effect. The standard language for these statements is attached. 4. Correct the front building setback line between Lots 11 and 12. The 50’ building line is required adjacent to W. Southlake Blvd (F.M. 1709) only. The building lines adjacent to Lot 12 should be a 15’ building line as required for side yard setbacks. INFORMATIONAL COMMENTS * A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service charge of $10 per account for this certificate. For more information contact the Assessor/Collector’s office at (817) 884-1103. * Please submit a revised blueline "check print" prior to submitting blackline mylars with original signatures. * Original signatures and seals will be required three blackline mylars prior to filing the plat. Also required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original Case No. Attachment D ZA03-051 Page 1 signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat. * A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact fees.
